Lexen Homes - Punch-list Repair Nightmare

Rented a newly constructed unit here and wanted to share my experience for anyone considering it.

Unit was not ready for move-in on the lease execution date requiring me to reschedule and delay movers and deliveries.

The first day of the updated lease execution the home was inhabitable because trades were still coming and going working on various repairs requiring my presence for the duration of most of the day but still unable to move-in.

At move-in, several punch list items were still outstanding (including door and window issues, holes in drywall, unit not cleaned/paint on flooring) as well as utilities issues (gas not being released=no hot water or heating, low water pressure).

Repair scheduling has been difficult to coordinate, with multiple unconfirmed or missed time windows, which has made it challenging to plan around a full-time work schedule.

Mail service was also not active for the address at move-in, which required setting up an alternative solution to reliably receive mail and packages.

There is also a $55 monthly community fee (trash/maintenance) that is not referenced in the lease, which may be important for prospective tenants to clarify upfront.

The model home for touring is visually appealing, but I would strongly recommend confirming that all construction is complete, utilities/mail service are active, and repair/scheduling expectations are clearly defined before signing.

Photos reflect condition at move-in and have still not been repaired and we are 60 days into the lease duration.

Townhomes are located on Sunshine Laverne Ln 77080 but for GPS must use 1860 Laverne st
