Monica made our rental experience unbearable.
After I cancelled an initial appointment with her due to finding another rental, she became a bit perturbed when I rescheduled after my first choice wasnt ready for immediate occupancy. She complained that driving from Tarpon Springs to Dade City was an inconvenience. She wasnt rude at the timejust whiny. Upon her orientating me to the house, she basically knew nothing about it.
I had to show her where the irrigation system was. The only thing Monica was able to do was draft the lease and provide the keys. I had to find the garage door opener and learn the smart-house features on my own; and learn about the municipal services on my own as well. Monica did negotiate with the owner to reduce the rent when the promised lawn mowing service was not provided.
When the owners mail was still being delivered to the house, Monica assumed they were all junk mail and suggested I leave it in the house. After receiving a letter for the owner from the Sheriffs Dept, I contacted her again and she recommended that I send the mail to her office.
The house was a new construction, and the LED lights burned out in a few months due to them being left on all day during construction. I came to this conclusion from watching the building of the surrounding houses and the contractors leaving the lights on until the home sold. I submitted a work order for the first lights that went out near the end of July 2022.
My work order was very specific that the lights were a single-unit fixture with microchipped LED lights integratednot light bulbs; yet Monica e-mails me asking if they were light bulbs. After having to write back to Monica with a detailed explanation, Monica claimed she knew they werent light bulbs and began complaining that the new house shouldnt have problems. Her complaint about work orders on a new house becomes an ongoing issue when dealing with her. For some reason, Monica doesnt answer my calls unless I leave a message and she doesnt extend the professional courtesy to call the tenant when she doesnt understand the work order or related correspondence.
I took initiative to follow-up with the Strada electrical contractor after she eventually contacted them about the warranty (something she knew nothing about before renting the house and she dont understand what a contractor isshe just says Its a repairmannot a contractor). Monica doesnt follow up with the contractor to fulfill the warranty on her end and she doesnt provide the tenant with any periodic updates while the work order is still in progress. It took nearly 3 months to get Strada to replace the lights, and Monica was never involved. I had to inform her that the work order was complete.
Miscommunication occurs quite often since Monica doesnt bother to call with questions, and her assumptions finally led to a conflict when she misread an email about the water heater and obnoxiously made allegations. Even after Hurricane Ian destroyed a tree in front of the house, I had to walk her through how to resolve the issue. Our experience with Monicas attitude and inexperience made us decide not to renew the lease.
Upon notifying Monica we were not renewing the lease, she stated I will get with you on a good time and day to show it during the weekdays. We assumed Monica was going to work with us on a schedule that would be beneficial for both, and wed try to make the house look as new as when we moved-in.
Unfortunately, Monica became demanding by attempting to ignore our right to privacy and claiming she had a right to enter any time because its in the lease contract. We gave her a specific block of time that allowed her two weeks prior to the end of the lease to show the house any time she wanted; but that wasnt good enough. We became fed up, left the keys in the kitchen, and quickly moved-out. Monica never maintained a spare key to enter the property and she failed to keep the door code on file.
Monica stated that the cost of a locksmith would be deducted from the security deposit. Upon receipt of the security deposit, we didnt care about the locksmith cost being deducted. After waiting nearly 30 days for our security deposit to be returned, we successfully deposited the check hoping to be done with Monica forever. Immediately after depositing the check, Monica calls the bank to cancel it.
My bank representative stated that Trust Property Management placed a stop on the claim of the check. I asked why she stopped the check and her replies were I did not stop the check for your return. I am learning a new software and I'm confused. Did you not receive your check?
At that point, we began preparing for a lawsuit.
Fortunately, reporting Monica to the state scared her enough to return the full security deposit. Its important to correspond with Monica in writing because she will deny anything you talk about verbally that could be incriminating against her.

We have been renting from Legacy for 5 years and Monica has been amazing. She is always easy to contact and handles issues immediately.
The first year we lived here the air went out the day of my daughters high school graduation. Monica had it fixed that day.
Monica, her staff, and repairmen are always polite and professional to my family and myself. We will use Legacy for our property management when time comes.

As far as property management, if there were anything we needed, they called us back within a timely manor and took care of anything we needed repair within one day.

Tried to contact her about horrible people she rented the house next to me to..she was rude, obnoxious, and totally blew me off...horrible rep for a client

Monica is a HORRIBLE agent. She is unorganized, rude, and has an attitude about everything.
When someone calls to ask questions about a property, they don't deserve to be treated with disrespect and an attitude. Find a new job if you're that miserable and unwilling to speak with clients. I was ready to rent a beautiful property and walked away due to this management company. I doubt her clients would be happy to hear they are losing tenants.
There are many other reviews online with the same negative comments - do some research!! I suggest finding another agent to work with!!
Legacy Properties MOnica Hulzing,ripped us off
Moved across country to TARPON SPRINGS FLORIDA,MEt MONICA online ,leased a home from her.A big mistake after many problems from roach infestation to rusting refigerator components,to CAT HAIR EVERYWHERE including the ICE MAKER.ripped screens in an enclosed pool are(mosquitos), over 80 nails in the walls from hanging objects.She texted me over 160 txts The main one MOVE OUT AND YOU CAN HAVE YOUR MONEY BACK,MEANING ALL DEPOSITS!!!ALSO STATING IN WRITING YOU WILL BE RELEASED FROM THE LEASE WITH NO BACKLASHES.Now guess what we leave the proper way,cleaning the home giving 30 days notice and moving so they can re-rent the home.Courtesy!!!She disclosed the homeowner was having FINANCIAL DIFFICULTIES and thats why things were taking an act of congress to get fixed.I believe she gave all the money deposits and all.oh we gave the money 3 weeks in advance!!!Now she says she is liening the deposit!!With all in writing and Pictures Of ROACHES,FROGS,RIPPED SCREENS,AND TXTS SAYING ,REFUND IN FULL.what did we do wrong.I feel the code of ethics has been violated!!Disclosure of homeowners situation,and now deliberatley keeping our funds,I smell a RAT!!!If we get our money in 15 days all will be forgotten.BAD

The guy from Reno has a personal vendetta against Monica Hulzing, he is attacking her all over the iternet. Time for her to get a lawyer and sue his *** off.
I have dealt with her on many occasions and have had no problems, she is straight forward and follows the contract to the letter.
Mike C is an *** if he was not such a *** he would have read the contract that he signed without reading then he wouldn't be so pissed and could accept some of the blame himself..

This guy really wants to affect a company that has nothing to do with him. I am Monica and I own my own company now as I was an Independent Contractor with Legacy before.
Derek was a very nice man until I wanted to show the house when he gave his notice, his lease states with reasonable notice, I should be allowed to show it. We did look at the brand new construction house together as yes, it was an hour drive for me. We walked the whole house together. The keys and garage door opener along with manuals were all in the drawer.
He is very handy so he did find the sprinkler system. He was very helpful in that aspect. When he moved out, I was using a whole new system, so entering new information was a challenge. The first initial check did not go through.
I absolutely did not put a stop payment on it as soon as I got the information I immediately sent another check. I really wish this wasn't affecting Legacy Properties as it didn't have anything to do with the company. Its me Derek has the issue with and I can take full responsibility of that.
Please consider removing it. Thank you.
