Leap Property Management from my experience has to be one of the worst companies I have ever had to deal with
Leap Property Management from my experience has to be one of the worst companies I have ever had to deal with. When I was doing my first walk through of the property there was a ton wrong with the place, and they stated they would be repairing it over the next 30 days before I moved in.
A week prior to move in the day I did my final walk through with my realtor and the place was still in bad shape. My realtor asked did I still want to lease, and I told her no however I already signed the lease and when I asked could void it I was told no without a fee even though there was so much damage to the place.
First Incident- the owner was to come and change out the doors and the window treatment as the previous person had a dog and damaged the property bad. However, the owner never came and still to this day the window and door is still damaged.
Second incident- the garage door fell on top of my car, and I was stuck in the garage. When I informed the property management they told to call one of their vendors to schedule an appointment, when I called the vendor informed me that they didn't like doing service orders for this company because they do not pay their invoices and hen they do they complain about the cost.
I begged the vendor to come out and even paid for him to do the service due to fear of him not being getting paid by the company.
Third Incident- They use a 3rd party portal for tenants to pay their rent. I made a payment on the 1st and their portal didn't process the payment until the 5th and the company charged me 10% in late fees and $25 per day. They informed me of this via email that I had late fees due to this. Once I called, they told me that they don't own the port, and it's my responsibility to make sure the rent is to them by the 1st.
Fourth Incident- I dropped off my rent on January 2nd via cashiers check, due to not wanting to use their portal anymore.
They didn't process the check until the 4th, and they added 10% late and never informed me but sent a confirmation email they received my payment. On 2/1 I went to pay my rent, and they tell me I owe a late fee of over $800 due to the 10% fee and $25 per day for the whole month of January. I was in complete shock and asked them why would I have a late fee if my rent was dropped off before the 4th and why no one inform me I had a late fee, they told me that they do not have to tell me I have a balance with them, I signed a lease and I should've been looking at the portal. I explained to them, I have a time stamped for the January 2nd.
I told them of course and cashiers check printed close to noon from a bank will be dated for Monday due to them not being open. They told me oh well I would still have to pay the late fees.
If my lease was not up in the next four months I would break my lease.
They require a 60-day notice to break the lease. My lawyer has to review everything and the day my lease is up this company will have a rude awakening due to all the damaged to the property and the documented proof of them saying they will fix things and never did, plus the crazy late fees.

Complaint
No one answered our messages on our move in day to give us a combination of the lock box. We called and emailed everyone multiple times and still no answer.
Overcharging Leasee
Do NOT let this company lease your property. They are shady and charge their clients fees for their mistakes.
RUN!!! The Manager Amanda Rich is Narcissist and Bully! The owner doesnt respond to complaints. They charged me because they sent the wrong type of contractor to fix a doorbell when I clearly let them know in writing that my Ring doorbell still was not working.
I have had the same issue since last August 2019. So now they are charging me $625 because they sent the wrong contractor out.They are charging for

STAY AWAY
Unfortunately, I cannot at all recommend this property management company. The property was not cleaned before move it, yet they expect it to be in better condition when you move out than when you moved in.
When asked to provide reciepts of "professional cleaning" services they cannot not/will not provide them. When there are stains on the carpet that we easily removed ourselves with a carpet cleaner AFTER we moved in, that makes this all too obvious. Additionally, it took them TWO WEEKS to even tell us what mail box was ours so we could get our mail and over a week to fix the garage door openers. They left furniture at move in, but then charged us when we left one piece at move out.
They will absolutely nickel and dime you on every aspect of move out and then if you have any questions at all they will completely ignore your texts, calls and emails and just expect you to shut up and pay. If you're ok with just doing so, and letting them take advantage of you and your hard earned money, then this is your place. Additionally, their reletting fee's are 200% one months rent, mind you typical reletting fees are 80% one months rent and it took them only 1 week to find a new tenant BEFORE we even moved out. DO NOT break a lease with this company!
Even the property managers, manager, is never in the office and will not return my phone calls. Horrible business practices and even worse customer service. Its sad because when we were first getting into the place everything seemed fine and dandy, but as soon as we got they keys they couldnt care less about anything but getting their money.
STEER CLEAR! They robbed us of over $4,000!

Horrible company that does not care about damage to properties
I discovered a water leak in early April and sent them a work order asap. Took them days before they even got back to me and the water leak got worse.
Eventually a so called plumber arrived and made *** in the wall and then said the leak was hard to find and left. For 2 days no one ever gave me an update so I called Taylor at Leap Property Management in Lake Dallas (took me all day for her to answer) and she told me she hadn't even spoke with the plumber yet. This upset me but I told her I will wait on her call back. Again she didn't call so i called her again and she told me they were sending another plumber out again.
Oh and get this their website for Leap DFW is only aimed at property owners not tenants which makes it hard to get a hold of them.
Days later the plumber that Leap Property Management sent out shows up and cuts more holes and says the same thing. It appears every plumber they sent has not tools to find water leaks. Again no update from Taylor after 3 days. No we are still waiting on the repair and no one has showed up, meanwhile water is all over the floor and reaching my front door.
I'm sure if the property owners knew that this is how they take care of their investments they would RUN AWAY! Leap Property Management is a disgrace to the state of Texas.

AVOID LEAP PROPERTY MANGEMENT -- THEY WILL TAKE YOUR MONEY!
If you can avoid renting any property that LEAP Property Management manages. No matter what they say to you upfront you will NOT get all of you deposit back if any.
When I moved out of the property it was cleaned really well and they still hired a someone to come clean even though it was already done. Guess what they charged? 260.00! That’s right 260.00 to clean a 1500 square foot house that was ALREADY cleaned thoroughly.
They stated the yard needed to be mowed, but it did not; I had just mowed it. A very small section of bushes needed to be trimmed. They are charged me 150.00 for that! By the time they were done nit picking stuff they had taken 700.00 of my deposit.
I am telling you this was highway robbery! When I spoke Gabriel Falcon on the phone he would say what he wanted to then he would just HANG UP on ME!!! Go figure! He definitely was a smooth talker and would tell you he wanted to fix things and make them right, but in the end he DID NOT!
At all cost find a different property management company… LEAP Property Management is out to take your money!!! Gabriel Falcon is very RUDE!
