KV Realty Horrible unethical practices

I saw that home advertised by KV Realty, Arlington VA at Trulia. Oh, worst experience EVER. No integrity, no honesty and, needless to say, absolutely no ethics. Please run for your lives, and do yourself a great favor by totally avoiding that KV Reality. On April 2016, my wife and I tried to purchase a rental home that she owned in Arlington VA. We offered Katya about $20K more than asked price due to the very hot Arlington market and the lack of home supply. Sure enough, she took advantage of that situation and played every single trick in the book to make our lives a living ***. Since day one, she started being very difficult with her pressure tactics, aggressiveness, and unprofessional conduct cornering us into firing our mortgage officer. She persistently claimed that our lender didn't provide the proper approval letter while our loan was taking its normal timely process through underwriting. Then she tried to control the whole transaction by offering her own inspectors to the house she is selling!! I'm not sure if Katya ever heard of the term "conflict of interest"!! All that didn't matter much to us till we received the horrific 92 page Inspection report loaded with safety concerns. Our inspector found extensive amount of code violations and tons of electric issues performed by unlicensed electrician. Only then we realized why Ms Varley was so keen to arrange for all home inspections herself. Apparently, some sellers around here are highly ethical and diligent about home maintenance issues while others who use their properties as rentals are highly unethical or simply don't care. However, we never imagined that negligence and *** for money could reach a point where someone becomes so cold-blooded as to risk human lives for a few extra hundreds. She basically managed to get away with manipulating the general public through faking or making spaces into bedrooms, with no proper fire escapes, becoming virtually death traps. With a little bit of research, it turned out that the home is registered in the records as being only 2 bedrooms while the other 2 are illegal, with no proper permits, no licensed contractors. From there, everything went downhill. We went ahead and submitted our list of requested repairs including installing proper windows to the "rooms" that don't have fire escape or we will walk from the contract using the inspection clause that clearly gives us this right. To our shock, she came back to us claiming that our requests are considered "capital improvements" that should have been negotiated at the time of signing the contract. We asked her to sign the release to get our earnest money back. Now, four months later, my whole family is still suffering from the nightmare experience with Katya, going back and forth in courts while she holds us hostages to her greed and lack of empathy. The tricky thing about her KV Reality is that you'll find no one to complaint to as Katya is the agent, broker, and owner of the company. Hence, we are left with no choice but to go to court. However, my wife and I are also so determined to submit an official complaint to the VA Board of realtors, Northern VA Realtors Association and the BBB, as we firmly believe that if you can't be fair and honest with the public, you should never have a real estate license.
