My mom pays $195 a month on a retired teachers salary. She complained to the HOA about the gardening that killed her bushes a month ago and still hasnt seen action.

This is not standard pruning. These bushes need to be replaced.

Non payment for service rendered

Kuester has always been a slow payer to our small business, however we have not paid for service rendered in summer 2023 and it is now April 2024. No reason has been given for the nonpayment and repeated attempts to collect have been met with the runaround.

My husband's former employer warned us not to contract with them due to their payment practices. Clearly we should have listened.

First, they made mistakes regarding my landscaping that cost me about $1,600.00. Then they broke a promise that was made to me prior to buying the property - to clean up the dump across the street.

When I called them on it 2 years later, they told me to sue the builder (their business partner). These guys do not let the actual HOA (community members) have any power at all.

It's all about profit and control. (Like the mob.)

Preferred solution: I would like them to A. Clean up/ hide the drainage ditch across the street from my house - as promised. B. Get out of our HOA. Let us hire someone else if necessary, but the $9,000.00 we've paid so far in "management fees" was a waste of money.

User's recommendation: Avoid doing business anywhere near these guys. As a home buyer or a builder. They are all about profiting and protecting themselves.

Failure to approve landscaping plans by DRC after 6 weeks. Does not return phone calls, emails and does not have one person to contact. I have lost both cement and patio contractors due to their lack of doing business in a timely manner.

User's recommendation: Hire a Management company that listens to the homeowner for which they are paid. A co that returns phone calls, emails, etc. They work for you! Not the other way around.

I would like to commend Bette Sanft for her efficient and fast response to the two Work Orders I recently submitted. Work Order #35301 and #36009.

Under the former administration, it took forever before anyone got back to you, and that's after several phone calls on my behalf. It was frustrating and annoying. You can't help but feel your request was not important. I am impressed and grateful how quick Bette had both my Work Orders processed and completed within days.

That's what I call excellent customer service. Thank you Bette!

Horrible example of an HOA

This HOA takes no responsibility for anything. DO NOT HIRE THEM.

Nothing is their problem and they stated their only job is to collect dues, pay taxes and manage vendors. They informed me that the homeowners and the developer were the association and they take direction from us yet when you email with a problem they make excuses why they cannot handle it.

It seems like they are taking peoples money and providing very little service. They give HOA Management Companies a bad name.

Now starting the second week in July, and the bushes have not been trimmed since last year. The excuse that I received from Kuester was that we've had a lot of rain this year and they we're behind schedule.

Really?? The second excuse I received in May was that they're working on Zone 1 and I'm In Zone 5.

OK...so it takes more than half the year to make our neighborhood look presentable? Horrible company with idiot management!

I have sent several emails regarding the violations by owner. In response I was asked to to submit forward a photo, I complied. My initial email was April 13,2018. On May 11, 2018 I sent a follow up email inquiring why nothing was done. On May 18,2018 Sydney Bryson responded that nothing can be done. They cannot force a Homeowner to comply. In short basketball goals will appear on property's with no consequences. I regard Ms. Bryson's answer as factually incorrect. The prior management Company cusick addressed it with an owner and the matter was resolved. Quite frankly, Ms. Bryson has made it clear that she regards the issue as unimportant. The fact that she dismissed that covenants that govern the Community as enforceable is problematic and simply untrue. What is evident is that under your Management, unattended cars can remained parked in the community. Car repairs can be made in the driveways. Residents to not have to comply with the policies and rules governing the use of the Pool.

What is consistent about your reviews on the BBB site is your lack of management, i.e. poor management I am also in agreement with the reviews on the site regarding the methods you use to collect the monthly HOA fees. I appears that it is your goal to create undue hardship for any owner that my be late by repeating adding monthly the 20.00 to overdue balances that in my case was the 20.00 late fee. (I have reconciled that matter) However, I am far from done with it. Based on your business model the homeowner will never get ahead. Ayrshire does not have a board so don't use that excuse. Perhaps Kuester is best suited for the debt collecting business.

I will address my concerns at our HOA meeting in the fall. In fact i will share the email with my fellow residents. It is my understanding that a board will be elected. I will not sit by and allow your poor management to adversely affect my property value. I am alsoaddressing my concerns on with the BBB.

Right, Kuester is involved in everything and nothing. BBB won't even take the complaint unless it is from the HOA.

Have had other issues with the BBB---they're "in on it." Kuester must be able to co-opt this stuff or they wouldn't still be doing it. If you send them to the state Real Estate Commission, they may ask for documentation from your association. Report one of the heads of the company. Kuester wrote a pitiful response to complaints regarding harassment/non-service from lawn and maintenance workers and in the end the state only referred me to a private attorney.

I'm sorry you have to go through this---it's bad news. They will try to slime you--again usually pitiful but it takes your time and livelihood.

We had a flood due to pipes bursting in our condo almost 2 months ago. This is how Kuester manages their properties as they constantly increase HOA fees.

Two months later this is what the inside of the building looks like. Elevators are over 30 years old and all they do is continue to put a bandaid and take the additional repair dues.

OTIS elevator company has been out here every other week and the fire department right behind due to consistent elevator issues. Still nothing accomplished but their pockets are overflowing.

Unresponsive at best

Kuester is our HOA management company and they will respond via email but seldom perform any corrective actions. Our community gate was broken (and wide open) for four months. They finally fixed it but its beyond ridiculous.

Kuester has been letting Terra Green Landscaping on Concord, NC, run in and out of the property, circle the property, blow leaves directly into the cars, etc. etc.

The BBB won't count the complaint against Terra Green unless unless the HOA files it (they won't tell you that until you see it on the fine print after you finally get it through). They are "seeding" so of course my lawn has not been mowed (total ***, there is always a reason to do what they do ---and most of the time we don't hear about it, understatement of the year). The red marks were from a utility vendor in at 9 am a couple of Saturdays ago (and Friday before) walking on the lawn and spraying it. The flags lasted a while.

Do you know what it was used for? Neither do I.

Unapologetic rip off is the nicest thing I can say. More to come, folks.

The picture with the orange marks: they stopped mowing my lawn. The "other activity" might have been used to confuse but instead Kuester told the state Real Estate Commission, "we don't skip lawns, but we couldn't get any information on this." Double speak all the way through, involved in everything and nothing.

Bryan Kuester seems to have quite a criminal record out of Wake County while he was a college student at NC State. Did y'all know you've hired a known criminal to manage your HOA? Check the NC DOC website!

Kuester Management in Wilmington NC is even worse!! Our community manager either has no experience, is extremely lazy, or enjoys sending passive aggressive emails full of misinformation.

She has hired some no-name landscaping company for us off Craigslist -- thats right, Craigslist. When they do bother showing up, it looks like a tornado ripped through the neighborhood what with the mess they leave behind. Not to mention the cigarette butts, Bojangles wrappers, and beer cans. Most of our grass is dead and so are a good 25% of our trees.

The real icing on the cake - she forgot to cancel the weekly service last winter when it was no longer needed so the lawn crew continued getting paid out of our HOA funds. Thanks for nothing Heather!

Farthest thing from his mind. I think the neighbor confronted him and ran him out. Thanks for speaking up. I have a feeling we're going to be talking about this for a long time.

It's really more of a harassment thing with them--leveraging all this garbage for gain. How many people even know who their home/apartment management company even is? They do lunch in their favorite Beer and BBQ pit, we get to put money in their pockets for a hostile living environment--all the trimmings.

See if you can find a few who will stand up to them, point out the obvious. They don't seem to be very bright, even when they're not in the middle of a song and dance.

Check your billing statements carefully! Kuester frequently slips in an extra $25 charge here, an extra $25 there, with no details nor explanation.

And if you do not notice the monthly amount due is higher than it should be, they charge you late fees AND interest on THEIR fraudulent billing schemes! It's a wonder how these crooks are still getting away with this after all the thousands of homeowners they have ripped off in this manner!

Yes, they never did reconcile the account. But to your point, they do claim not to receive funds and pass checks around the office.

One email I received "banks do not post-date checks." Hello? It's called online bill pay. They do it everyday (send it ahead with a deliver by date). Major bank.

Might have been a disgruntled employee or contractor. Isn't this what you wanted to deal with ;)?

True, interest and fees each month. I have a statement for multiple months with the balance wrong, they didn't even try to fix it --sent it to an attorney and then went to the court.

This was some time ago, I finally settled in full. They misrepresented my first settlement offer. It should never have gone to collections, long-term owner, 14 years at the time, very good pay history (they had only managed the property for a few years and of course wouldn't be bothered to look back) balance around $900. They knew I was doing everything I could to make payments.

Who did this help?

The attorney who did nothing, his assistant who did some minimal clerical work and eventually put it with the others to the courthouse.

*** poor HOA management! Neighborhood has gone downhill since Kuester took over!

Only thing they do for us is take our money and raise dues! NO enforcement of rules, some people do whatever they want to their homes and nothing is ever done about it while others go about it the correct way by requesting approval and are ALWAYS denied! "Manager" never responds to messages or tells us when the HOA meetings are, calendar on our website is always blank. Absolutely no communication.

Cars are always parked illegally in front of my home in MY assigned spaces and nothing is ever done about it even though we have a towing policy. Dog *** everywhere and offleash pitbulls. Entire town dumps old furniture in our trash area and Kuester can't figure out how to lock the gate, just keeps charging us for clean up.

The previous HOA was so much better! They at least knew what they were doing!

I read about this complaint on my HOA Facebook page. We have Kuester too and they are awful!

There was a junked car that sat in the parking lot for almost 2 years before Chris the manager did anything about it. And all they did was put expired tags on it and let it stay. There are satellite dishes in all kinds of unapproved areas and they stay there for years. All kinds of different storm doors yet if you do as you are supposed to and ask permission, the new manager Heather denies your request and says you must install only the "approved" stormdoor, selected by our resident redneck.

Those who ignore the rules can get away with it with no consequence, no problem. One guy even painted his front door a different color in violation of the covenants, instead of the uniform 1990s hunter green -- no problem! But dont dare ask permission, request denied! They hire the most brain dead people to be "managers", this new one Heather can't even respond to a message or follow up with a concern.

Financials are concerning, Kuester seems to be in cahoots with our shady developer in cooking the books and failing to produce documentation per homeowners' requests, for several years now.

Absolutely no useful communication regarding board meetings (homeowners are not made aware and thus are not able to attend), meeting minutes are never posted until 6-9 months AFTER the meeting dates. All in all, my personal opinion is this is an extremely shady, ineffective company, would never recommend them!

The dishonest activity from Kuester continues! Apparently homeowner funds were used to pressure wash the board members' homes and sidewalks without anyone's previous knowledge or consent.

Meanwhile all the other homes are left filthy in this "maintenance free community" that we all pay dues for the purpose of having maintained. Still no answers from Kuester on why this was permitted to happen, or when the rest of us can expect to see some maintenance. I've lived here for NINE YEARS and have yet to have ANY maintenance provided on my home despite all the dues I pay for this purpose.

Also Kuester continues to refuse all requests to see financial records. THIEVES AND CROOKS!!!!!!
