Verified ReviewerCrooks doing business
- - Accuses Jared Irby and Rhen Bartlett of dishonest acts, stealing homes from the elderly.
- - Says a $3000 deposit was kept after contract cancellation.
These are a bunch of crook who practically steal homes at bargain prices from the elderly and the weak for a profit. They use all kinds of tricks in the book to buy (steal) their homes and sell for a big profit. The worst dishonest used car salesmen are ten times more honest than these *** including the owner Jared Irby and Rhen Bartlett.
I paid them $3000 deposit to purchase a property and while I had one day left to my deadline to come up with the rest, they cancelled the contract and kept my $3000. Of course I am dragging their *** to the court to collect but that showed what kind of low life *** these greedy people are.
No principals, no honor and value and just willing to lie, and cheat for a little profit ! stay away.

Verified ReviewerIrbys Home Buyers broke contract
- - Contract papers marked 'sample' undermined the deal.
- - They push for a quick sale; if not, they won't buy, causing an 80-year-old mother to lose $500.
My mother signed a contract with Irby's for an agreed price on her home. Here is their process, they sign a "contract" with you that faded into the background of each paper says "sample".
(That's their "legal" way of breaking contract). In short, if the agreed purchase price is not an absolute steal for them, they only act as a real-estate agent. They put your house on the market and try to make a quick sale. If they don't succeed in a quick sale, you're basically screwed.
They will not buy your house. They preyed on my 80 year old mother, how low and despicable can you be as a "company"? Because they broke their contract, my mother will not be able to purchase a home in the same neighborhood as us in her time of need and lost $500 of earnest money she put down on another house because Irbys agreed to purchase her current home, then didn't. If Irbys is not able to make a killing off you, they will screw you.
What kind of company tries to con an 80 year old lady? This place should be put out of business!
- Do not honor their contract
- Prey on the elderly
- Not honest
Preferred solution: The contract for the agreed purchase amount honored.
User's recommendation: Can't stress enough to stay away from these con artists.
They stole money
- - Avoid Irby Real Estate.
- - Contract locked; Josh Smith allegedly broke it and sold it.
- - A termination email after 5 pm Friday; $2,500 refund denied.
Do not do business with irby real estate. We had property locked down in contract when all of the sudden our realtor Josh Smith decided to lose contact with us, break contract, and from what I'm told sold the property from under us.
He then Sent a termination of contract email after five pm Friday. Monday when I tried to get my $2500 back I was told Josh refuses to give it back because I ran out of time.
I called raising. Fuss and was given the run around for three days and was told today I could not get my money back under no circumstances because they have to close on a property I 14 days but my mortgage could take up to 60 days
