Absolutely Terrible Company to do Business With!
Deceptive Business Practices Galore! Willfully failed to provide us with a copy of the proposed loan documents to review.
Wanted us to send money directly to a loan officer. We balked at the entire loan offer and walked away!Seek

Have been harassed by their calls ( different phone numbers , but same company) for months.

Stay Away from this Company
I call the number on the paperwork, the man that answered named Anthony, couldn't remember the number I gave him. then asked for more information that he needed but once I said I didn't have it right then, he hurried me off the phone and said call back when I do.
He didn't answer any of questions about who or what this company.
Sounds like a total scam against Veterans and using the VA loan as a way to get your information. Stay away from them!

This company solicits business by sending out mailer's to Veterans' that looks like legitimate correspondence from the Department of Veteran Affairs (VA). Any company that would deliberately try to deceive Veterans into thinking they act on behalf of the VA is despicable.

Terrible communication from Hypotec and no follow through
I am an agent working with Sherrie Brown a mortgage officer at Hypotec. We too have been put on hold for loan approval, this is now the third lender they are trying to get my customer approved on after saying he was pre-qualified with the first and second lenders.
She has promised to call me and update me on the status of the loan which she never does. I always have to reach out to her. She told my customer the only way he could get approved was by getting married, which he did on April 6th and here it is May 14th and still no loan approval. I also had another customer who applied for a loan with Sherrie to which she said she would get back to me.
Never received an update for that loan application. This company is a joke.
I have been working in the real estate industry since 2007 and this is the worst experience I have had. Please save yourself a lot of time and headache, do not use this company.

I had the pleasure of working with Lauren, one of the officers on the staff and let me tell you what a gem she was! I did some shopping to find a VA Loan. SHe and Hypotec immediately gave me the better offer than the other lenders. The other lenders were willing to negotiate after I told them about Lauren's offer, but they never would have matched it.
Once I decided to go with them she was completely on the"Ball". The process was tedious, but I was keep informed and my questions were answered in a timely manner. Thank you for the patience and all the help.

Told me my loan was going through no problem but it didn't
This company told me everything was going fine with my loan. Even told me not to pay my May house payment because they were going to pay it, so I used the money to pay other bills. Each week there was another reason why the loan was not going through, but "No problems, we just need to do this..".
Now, my loan agent is on vacation, and another person is telling me they cannot get a loan for me. They had $4oo for an appraisal and all my information and I have no loan for my house.
Here I am, with no loan and a house payment past due. Hypotek, Inc. seems to be a total scam company.

Received a call from Hypotec Lending on the 24-25 of April 2008 about re-financing our property. Talked
with a person name Anne Udoh (877-847-**** ext. 2232). She was going to talk with an appraiser and get back to me on Monday with re-finance possibilities. On Monday April 28, 2008 I got a call from a Chris Channel (877-847-**** Ext. 2233)
who said Anne Udoh was out "sick" and he was her "supervisor" and was handling her loans today. He told me that he talked with two appraisers that would appraise my property at the value we needed to do the loan and I needed to send him a "Borrower's Authorization" and many other
personal information documents such as social security numbers, bank statements, copies of loan documents, etc.
I complied with all his requests, sent him much personal identity information required to proceed with the proposed loan. He sent me an email
saying he was calling me back by 3 PM. He never called. The next day I sent another email requesting he call me. I soon received a phone call
from another person called Sacha Berdugo from their "Loss Mitigation" department. How my wife went from doing a loan, having a 740 credit score, to needing "Loss Mitigation" in one day I cannot fathom so I immediately became suspicious. This guy was so agressive, high pressure and heavy handed that I knew immediately I had been scammed. He gave me this story that the appraisers made a "mistake", and now I was "upside down" in my property and the only way out was to "hire" his loss mitigation department at a fee of $2,000 to "re-negotiate" my loan. Claiming a "98%" success rate he tried to high pressured me into signing an agreement to let him "represent me" to renegotiate my mortgage. The agreement is really scary AND he refused to provide any guarantee in writing or refund should they NOT be successful in re-negotiating my loan. Of course at this point I declined any further involvement with these guys and demanded that they shred all my documents. The experience was so scary that we immediately upgraded our Identity Theft Protection service.
One thing I noticed with these people is that they never put anything solid in writing, it was all verbal over the phone, so of course they can deny doing anything inappropriate.

We are sorry that this client did not have a good experience with our company, but what they are describing is factually wrong. They were offered and accepted a loan solution that did involve them bringing money to the closing table, but this money was to be paid at the time of closing and to the lender.
This was made evident on the disclosures we sent the client at which time they decided not to move forward. At no time did the Loan Officer tell the client to send any funds to them or to Hypotec.
Furthermore, we as a company never collect any fees up front. While we understand the client may have misunderstood or gotten confused, we would be happy to talk about this in more detail should the client choose to contact us.
