Financial bullying - do not use this company

Very disappointed and frustrated with the service provided by Hampton & Hampton as a past tenant. We rented the same single family home from 2013 through July 2019 with this property management company.

During the 6 years we always paid the rent on time, never caused any concern to the housing association and only requested maintenance repairs when completely necessary. After moving out we were asked via text for our forwarding address which I provided.

I never expected to be given back our deposit because after all we had lived in the property for 6 years however I was not expecting an invoice/bill to be sent via certified mail, which they also charged me for, of $911.20

I also received a Letter of Demand for payment emailed 08/21/2019. This did not fall within the time period the lease agreement stated as I had 15 days to dispute any fees after their notice which was dated 8/16/2019. Hampton & Hampton did advise that they had made a mistake sending out the Letter of Demand.

However Hampton & Hampton have not changed the due date on these fees as they remain 08/16/2019 on their tenant portal.

After sending a very detailed email 8/22/19 ( too large to attach) to the property manager and his associates I received a short email reply that same day stating that the account had been charged accordingly and all charges are valid. I would attach he email correspondence between myself and Hampton & Hampton for full transparency if there was space

I replied to the email same day asking they address the points mentioned in my original email, in particular the charge for the certified mail and the A/C coil cleaning.

I did not get a reply so I emailed again 09/05/2019 requesting a reply.

As I didn’t get a reply to this email either I emailed again 09/13/19

This time I did get a reply same day stating the dispute was reviewed, addressed and concluded as of 8/22/19..

However as Hampton & Hampton did not respond to my original email or the reason why they were charging me the certified mail fee or for the A/C coil clean, I emailed again 09/13/2019 asking for these to be addressed

I did not get a reply to that email so emailed yet again 09/20/19.

Again no reply.

Regrettably I will pay this fees only because I do not want this to reflect negatively on my credit report.

Based on this experience I would never recommend this company.

I rented through Hampton and Hampton for 2 years and they were the worst company I have ever rented through. When we moved in there were vertical blinds on the floor. We put in maintenance requests multiple times for the blinds. A few times they came and 'fixed' them, and before the day was done a few were on the floor. Upon moving out they took $300 out of the security deposit for the BLINDS that were broken when we moved in! That isn't the only things they took out for but by far the most ludicrous.

We also had a leak that happened in our living room in which they came to "fix" it and just left a huge hole in the ceiling. It was there for 3 months, they had multiple people come through to look at the leak, and it was never fixed. They eventually just patched it up. 10 months later it happened again, and again took 3 months for them to patch up. So 25% of our lease there was *** 14x14 inch hole in our living room.

Every person at the office is incompetent, and terrible at communication. I have had contacts with Julissa, Theresa, Diane and Andrea (the most contact was with the later 2 and they were just terrible, unprofessional, and useless.) I also attempted twice to contact their owners to no avail.

I have zero good things to say about this company, but plenty more stories about how awful they are to work with. Avoid using Hampton and Hampton at all costs. They do not care about their tenants or the properties at all.

Horrible Company - Never Stay w/ Them

Moved into a unit they managed at $3,900 per month. Unit didn't have working AC, Landscaping was all dead, Unit was dirty and the old tenant had left a lot of his old furniture in the home. I had to move in w/ a newborn and they sent construction workers to do the repairs while I was living there, paying rent and having to leave work to accommodate.

When I finally left the place they took half of my security deposit without even telling me why. Come to find out they are billing me for all the old damage that the previous tenant had done. They know they where responsible and don't want to get in trouble so they just blame it on us and take our money.

Company is a scam and I would never stay at one of there places again.

WHEN YOU NEED ANY HELP OR YOU REQUIRE ADDITIONAL HELP YOU YOU CANT COUNT ON THEM. MONEY MONEY MONEY IS ALL THEY CARE.

CUSTOMER SERVICE SUCKS AND THE CHARGE RIDICULOUS FEES FOR EVERYTHING.

KEEP AWAY FROM THIS PEOPLE! THEY ARE EXTREMELY RUDE THEY DONT CARE ABOUT ANYTHING. EMERGENCY? THAT IS YOUR PROBLEM.

EVERYTHING IS DONE THROUGH THEIR WEB PAGE AND IF FOR SOME REASON YOU HAVE A PROBLEM MAKING THE PAYMENT (NOT BECAUSE YOU DONT HAVE THE MONEY) BUT YOU MAY HAVE A BANK PROBLEM, DO NOT EXPECT THEM TO HELP ON THE CONTRARY THEY WILL CHARGE YOU AS MUCH AS THEY CAN.

Extremely disappointed

Very disappointed overall. We toured a home that had just become available for lease and put a deposit to reserve it.

The home needed a lot of work (new paint, cleaning, etc.). By the time we had moved in, only a light cleaning had been done; there were ants all over the living room carpet; and whoever painted didn't cut in at the top in most places--so the beige wall color was left with about two inches of uneven white showing through at the top. Not sure who decided that was acceptable, but...anywho. Our property manager has changed four times in the time that we have been renting this home without any notification of who we are to contact.

Anytime we do have a maintenance issue, it takes weeks for someone to get back to us. But I will tell you this--we were a day late in rent one month and had a three-day notice to vacate if the rent wasn't paid by a certain date. Funny how quick they show up when THEY need something! They tout about how many properties they manage and they're big reputation in the leasing business to make them seem trustworthy.

Sounds to me like this greedy bunch has spread themselves too thin, if you ask me.

HAMPTON AND HAMPTON MANAGEMENT- BEWARE OF SCAM!!!

Hampton & Hampton Management and Leasing is running a scam and we want potential victims to be informed. We rented a high-end property through this company for almost 2 years.

Before moving in, at lease signing, they make you sign a ton of documents stating all sorts of rules and regulations you have to follow (excluding actual Lease). One of these is a "Video Tape Ackowledgement" stating they've taken a very detailed video of the property and that it should be given back in the same condition it was given. Here's the scam!!! Before move-in, we asked the office manager to do a walk-through with us to make note of any problems.

She tells us that the "very detailed video" is what they refer to. We had no reason to doubt this since it was on an official document. Throughout our tenancy, we were model tenants. Never had a missed or late payment, we made several enhancements to the property at our own expense, we abided by ALL the terms & conditions of EVERY document we signed.

The 2 owners of this company each performed detailed inspections and were extremely impressed with how well we kept the home. Upon move-out, we had the home professionally cleaned and all carpeting professionally steam cleaned-with proof of receipt to the office. At move-out, we asked for a walk-through. This time a different office manager tells us "we don't do walk-throughs, there is a very detailed video,." We took every painstaking measure to ensure that we would get every penny of our security deposit back!.

Well guess what?! About a month after move-out, we get a notice in the mail. They took a chunk of our security deposit for totally unnecessary carpet cleaning services!!! We did everything they required us to do, and then some!

Regardless, they totally lied to us! They never, ever looked at the video they repeatedly told us about.. That video was our protection as they repeatedly implied.. THIS COMPANY IS RUNNING A SCAM!

and will take your money no matter how well you keep the property:. BEWARE of Hampton and Hampton Management:. The owners and office personnel are running this company based on a web of lies.. They blatantly lied to us and they will probably lie to you too!

Save yourself the trouble and DO NOT LEASE WITH THIS COMPANY!!! It's so true what the other reviews about this company say: the office personnel are rude, uneducated, misinformed and the icing on the cake is that the two owners of this company who call themselves "real estate professionals" are two-faced liars who teach all their

staff to behave the same way!!!!

I agree with the rudeness and unprofessional aspect of the staff. I, too, am a model tenant.

However, I took my own video and pictures. This is Florida and I learned they lie, cheat and steal here. I was burnt once but never again.

I will give them a copy of my video and a binder with my pictures before and after.

RUN FROM HAMPTON & HAMPTON MANAGEMENT AND LEASING!!!

Run from Hampton & Hampton Management & Leasing, INC. to all property owners and renters.

This company is only concerned with the number of rental properties they have accounts for and not the property owners nor renters. I allowed Hampton & Hampton Management & Leasing to manage my property and discovered my home was not being monitored appropriately by the company. Everytime I phoned the office Andrea Thurman and Carolyn Small were very rude and ignored my calls; not even allowing me to speak with the brokers/owners Kim and Scott Merideth. The office staff is unknowledgeable and unprofessional.

The emails that I recieved back from Andrea were gramatically incorrect as well as real estate lawful binding statements. I am filing a complaint with FREC and I suggest all unsatisfied clients to do the same. This company is poorly ran. The employees are over-worked and inconsiderate of your property.

Once I was finally able to view my home it was badly damaged with holes in the wall.

I didnt receive any of the remaining security deposit to cover all the damages in my home and when I asked why the home was not thoroughly monitored; they made excuses that they were short staffed. I strongly encourage any and everyone to stay away from this company and their inexperienced, unprofessional, uneducated representatives!!!

I absolutely 100% cannot stand this agency. I don’t even know if they’re legit.

I applied for a property and didn’t hear a dang word. Nothing. Not an email, not a call, not a message. After calling them for a week straight to see if there were any updates (with me hearing straight ringing), I get one message from an off-site employee simply saying “property is leased, sorry!” Yeah, they’re right.

They’re sorry. Sorry agency.

You guys have hit the nail on the head. This is THE MOST unprofessional leasing agency out there. They had to remove items that were left in the house by the previous tenant and we were chaRged for it when we moved out. And could I get anyone on the phone to discuss this? No. Of course not. They were nothing but terrible. They want their money and they don't care about the property, the tenants, or the home owner.

Do your self a favor and STAY FAR AWAY.

We were in a rush to find another place as we had to leave our old home due to mold. The agent at Hampton knew this and talked badly about our previous management saying how low it was to allow someone to live in a house with mold, completely unacceptable,

Our manager, Sandy Lewis was snotty and nasty. The house started falling apart shortly after we moved in. Every time I notified her of something else breaking, she said just make a note of it. We already did an inspection before you moved in. She seriously lacks any professional business skills.

My kids have been sick 3-4 times since moving here in January (normally my kids get ill once a year at most, they're quite healthy). We called an a/c company to clean our ducts thinking it was that. They found black mold, bacteria and fungus in the air handler, its been there for quite some time.

Hampton no longer manages the house, the owner took it over (I wonder why?!?!) I called to complain. Sandy was snotty as usual and didn't care to hear what was going on, she just hung up on me. She clearly knew of the condition but did not care as it was all about getting her dime.

Dispicable. I will never retn from them again and will spend my time warning others of their greedy and dangerous business practices.

I dealed with them first hand and it is very true about the do not care about the owners, tenants just on how many properties they have. I would stay far away as possible from them.

I am a owner who used Hampton and Hampton for several of my properties. They are a scam to say the least.

I have never seen so many fees for document signing, 20% being added to maintenance invoices and the list goes on and on.

Best thing I can say is run like *** and never look back. Kim Hampton and Scott Hampton are a joke.

I agree with the above complaint. Hampton and Hampton Management and Leasing is a scam.

The company has unprofessional and incompetent individuals working in the office. They will make promises to you and the company is not looking out for your best interest as a tenant. Their concern is the amount of money they are making from you. They pride themselves on being the most referred company and managing 200 plus properties when the realty is they are overwhelmed, stretched thin, and under-staffed.

When I tried to complain about my experience the brokers/owners (Kim Hampton and Scott Hampton) refuse to resolve my issues or address the complaints. Huge companies like this should be regulated and governed by an association to end the mis-treatment and abuse renters/tenants are experiencing.
