Grow Properties-Incompetent & Greedy

This company used to be good until the play every angle son took over. California fiduciary law requires property managers to get competitive bids on all material repairs and maintenance expenses charged to landlords but instead of doing this, Grow Properties just uses its own construction company, Nathan Grow Construction, for most repairs and maintenance without even asking the landlord's permission or getting any competitive bids. Then they charge the landlord's account for the inflated prices and poor services of Nathan Grow Construction and if you complain of the overcharges, poor services and failure to get competitive bids, they cancel your account. What a great business model-give lousy service then fire the customer if they complain! They also do not bother to get written prior approval from the landlord for material repair and maintenance amounts, i.e., over $500, they just start charging the landlord's account. (To make it easy on Grow Properties, I classified any e-mailed approval from me as a written approval instead of requiring a fax or regular letter.) If the landlord complains no prior written approval was obtained, Grow Properties then falsely claims they got verbal approval from you when no such thing occurred. All this despite the fact California law requires construction companies to give written bids on all services valued at $1,000 or more. And if you think there is a conflict of interest between pushing the services of your own construction company instead of getting competitive bids, Grow doubles the conflict of interest situation by also buying and selling real estate. Wonder why all your tenants stay only a year? Well Grow intentionally selects tenants they can sell a home to within a year-and viola-the landlord has high turnover and high lease up fees are earned by Grow Properties. This is a great deal for Grow but a screw job for the landlords. Please, please landlords, open your eyes and realize you are being ripped off by this charming, manipulative, son who cares squat about you and only wants a lot of money for little work. And oh, I forgot. Grow Properties takes on way more properties then they can effectively manage. This results in a lot of money for Grow while the tenants suffer waiting and waiting for repairs and the landlord gets high turnover in tenants. Again, the high turnover gets Grow more lease up fees. Due to their *** service, my tenants only stayed a year, two at most. Grow has a fancy Website convincing people they are the greatest-but let the buyer beware. Fire these Wall Street crook clones and replace them with a handyman to do the repairs, a retired sales person to show the property, and a recent immigrant to clean your property. Pay them all by the hour and viola-your expenses are a fourth of what you paid to Grow.
