NO RESOLVE - IGNORING IS NOT RESOLVING

I saw unknown charges on my statement. The monthly checking account statement listed the company name, charged amount, sequence number and date charged. I walked into the branch on Mission and Warm Springs and asked the manager for assistance, who asked me if had I contacted the vendor and requested a refund? I said how could I since no contact information was listed on the statement? She said "GOOGLE IT".

User's recommendation: Dont expect the expected. All of the work will be on YOU.

Apply for a morgage

Spoke to Steve said loan process is hassle-free. Everything was good until we paid the application fee of $500. It then went south, documents after documents. Keep in mind, we have a credit score of 810! And are applying for a refinancing for 17%. Told everything good. Late Friday afternoon we get a message need more! An endless loop. Loan processor does not answer emails or phone, basically giving up and ready to sue for the "application fee"

User's recommendation: Buyer beware. "Application fee" is a scam. Do not pay an "application fee!".

Terrible treatment

They think that customer service is a joke. No response. This is one of many problems That I had in last several months. Was 18 cent short in account. Instant $35 return check fee. Today got charged $70 because they sent a check that bounced for $3000. And to Atm cash transactions that i had Zelle transfer before i used atm. Even received text say funds were in my account.

Help with my checking account

My husband and I could not get into our checking account. He was helped and then I was able to get some much needed help. We talked to Vera from the Livermore location today. She was so patient with me and it was appreciated. She took me though all the steps I needed to go. Once she found we couldn't do the account one way, she had me try another way. That second way worked. There aren't very many people that take the time to be available but Vera went above and beyond to help me out. I wanted to let your company know what a fantastic employee you have. Thank you Laurie Renault

I'm currently at 3 months in the refinance process and waiting. No transparency as to why it is taking so long. About once a week they request a new document or one that has already been submitted "asap" then from them, nothing.

Fremont Bank Disloyal to Loyal Clients

We built a new home in 2001-**** and purchased quite a bit of the materials ourselves at disounted contractor rates in order to keep the costs down. We used Washington Mutual for the construction loan and transferred to Fremont Bank when completed. Our total cost to build the house was $371K and the property was $235 for 2.5 acres for a total of $606K. Other homes in the area were selling for $675-$750K at the time, so we knew we did well. In 2004 we were offered $1.3M for the home but declined. We refinanced in 2010 with Fremont Bank - never missing a payment and excellent credit and they were happy to have us. Our home fell in value as did the entire region to $540K appraised value. Not over the past 16 months homes have been going up and not down in our area. We applied for a refi at the latest low rates and FB sent out an appraiser who quickly review our property, comped it with some local trash in bad neighborhoods and discounted that our home was in some cases 25 years newer than the comps and valued the home at only $395. That is a drop of 27%. This means that our LTV was too high (they want 25% down otherwise) since we owe $325K. What perplexes me is that they already own our loan, that we never miss a payment, that we know our home is worth more and even offered comps. Being in a very small rural community, we offered a dispute using other homes within 6 miles of ours and they stated they were too far away to count. Mind you, the comps their contracted appraiser used were for cheap, rundown, previously foreclosed ranch style homes built using cheap materials and finishes. They responded to the dispute with the term "superadequacy" as there reason for declining the loan. Ironically, this means the home is too good or that we overpaid for things beyond reason and that they would never be able of realizing the real value. Funny how the home was not "superadequate" when they refinanced in 2010. Here is the B.S. they stated as to why they couldn't overturn the appraisal: The borrower has submitted sales data for four properties. Unfortunately all of the properties submitted are located too distant from the subject property to be considered acceptable by our investors. The borrower also provided some other arguments as to the alleged quality differences between the subject property and the comparable sales used in our report. Unfortunately, the determination of the merit, or lack thereof of the borrower's arguments falls outside the scope of a desk review. It would appear, considering the comments that the subject property suffers from marked super-adequacy which would affect any current or future value analysis. Considering the data supplied by the borrower; data contained in our appraisal; and additional data collected as part of the review process; there DOES NOT appear to be a preponderance of evidence to suggest that our value conclusion is not reasonable. We would recommend that anyone considering a refinance avoid Fremont Bank at all costs. There is a lack of loyalty to its customers. Their commets about being loyal to its investors is ***. They are a privately held company and not publicly traded. They could effect this loan if they wanted and they know it. It is not a bad loan. And did I mention. We have been dealing with this *** while my wife has been fighting cancer. This bank is the worst. We will find another and they will forever loose our money, the profit off the loan $150+K and as many customers as we can sway and steer away. YOU have been warned.

Do not use this immoral bank as your next lender

Do not choose this lender especially for a new purchase home loan. As a qualified borrower, we re-fin a property in Jan, 2012, and then re-fin another property in Mar. through another lender, yet this one dramatically ruined my new purchase in Feb. 2012! My contract shows that I have to close the escrow before Mar. 2, 2012, yet Fremont Bank approved my loan on Mar. 9th- the entire process took 41 days, which made me loss the good faith funds, home inspection fee, and appraisal fee, plus a 100 hours became a waste! Working with Fremont Bank was a nightmare, drained out your energy to everyone involved including my realtor, seller, my insurance agent... Like someone said they don't care of your deadlines; they keep requesting the same documents which had already submited for "N" times; they constantly required some unrealistic, unreasonable, and rediculous evidence, such as the UW required to activate the flood insurance immediately prior the loan approval, which against the government rule that ALL new flood policies have to wait for a 30 days period... it means NOBODY can meet her requirement at all. In this way, they killed the transaction wasting my precious time and energy as well as putting that lovely house to a court house auction foreclosure. My terrible experience tells that DO NOT use this inprofessional, inefficient and careless bank as your next lender. Be aware!

I wish I had read your post before I started my home buying process with them. They lured us in with the zero closing cost, etc.

etc. but same as you the process was a NIGHTMARE, also requesting the same documents multiple times.

The home we were buying was a brand new complex, still being built, they put the selling agent and builders thru so much requirements - things no one had ever required before. We closed a month later than scheduled because of them.

A nightmare of an experience with Fremont Bank. They easily qualified me for a refinance on-line and took my money and then I find out that I couldn't qualify and trying to get my money back wasn't as quick as the on-line, "everything looks good experience". Yes, there rates are low, and everyone qualifies on paper, just so they take your money!
