I called them about a home, they gave me a number to call, to have the home put back on the market, but it had to be lived in, thatt was clear.

My bid was the highest, there were no other bids, the broker told me I didn't need a agent, I had a vet loan. But, then the broker wanted to bid $200,000. + more (MORE THAN $400,000.) CALLED Freddie Mac, AND THE INSPECTING GENERAL

Home Protect Home Warranty issued by Freddie Mac Sucks! Review

2 years ago I purchased a foreclosure from Freddie Mac with an added bonus of a free Home Protect Home Warranty paid for by Freddie Mac. I do not remember the exact price but I remember in closing that I raised my eyebrow at how expensive it was compared to other industry comparable home warranties. The Home protect website states: Peace of Mind Protection - that's what the Home Protect Home Warranty is all about. And that's why it covers 16 of your most important, and most-used, home systems and appliances. It lists plumbing, Electrical, Heating and Air, Water heater, swimming Pool with the following disclaimer * If your systems or appliances are found to have a mechanical failure that is due to a condition that existed prior to the Agreement effect date (closing date), it is possible that part or all of your claim will be denied. For those cases, Home Protect will provide up to a 15% discount if you choose to use a Home Protect service professional, where available, as well as up to a 30% discount towards the purchase of a brand new appliance. Home Protect Home Warranty refused to cover all of the following claims on my home as each showed itself. Please keep in mind I had two home inspections prior to the purchase, one from the VA and another from a home inspector that I hired to walk around with thermometers and electrical gages and pressure checkers to ensure everything in the house was operational at time of purchase. 1. Main furnace to the house died. Guy comes out to the house and says that the condenser died and that the HVAC system has not been regularly serviced so the damage was negligent and HomeProtect Home Warranty would not cover it. They could assist in replacing at a discount which equated to 2 times the price of the Home Depot price to replace the HVAC system. or he could do the repair at a few thousand dollars. 2. Main sewer line busted day before Christmas house full of family and friends. They told me over the phone that it was not covered, if it was inside of the house and a washer to a faucet they would cover that but not sewer. 3. Roof started leaking . They told me over the phone the roof is not covered. 4. The electrical panel made a loud noise and a breaker burnt up. I called Home Protect Home Warranty and they told me over the phone that it was not covered that if a plug stopped working that they would come look at it, but the main panel of the house was not covered. 5. My refrigerator died. Guy came out and said that it was negligent because we didn't clear out the vent under the refrigerator that they would assist us with purchasing a new appliance at a discount. It was twice the price of an appliance purchased from Home depot. 6. My washing machine died. Guy came out and said parts aren't available for that washing machine that they would assist with a discount again more expensive than what it costs to buy from home depot. I will assume he lied but I decided I wanted a new washing machine and dryer since mine wasn't energy efficient so I just replaced it from home depot at a third of the price. 7. Window started leaking water. Called and said it was not covered. 8. Basement started leaking water. Called and said that foundations are not covered. I have paraphrased what was said because I did not take notes at the time. What prompted me to write this review is the fact that every time I called I requested for them to send me a notice saying that they would not cover it. Not once did I get a correspondence from Home Protect Home Warranty. They never even sent me the home warranty details I asked for. This week I received a notice in the mail Act now and get an increase in coverage to $50,000. At a price of $50 month. This company is so crooked it ticks me off that Freddie Mac (government) we the people are giving them so much business. I have complained to Freddie Mac through their online form three times and have not heard back from them. I love how government spends our hard earned cash to the point that we are not important enough to be heard when they get it wrong. As a tax paying citizen I would have preferred them not spend the money on useless home warranties. One final note: I helped a friend buy a house and we tried to get Freddie Mac to put money towards a cheaper warranty with another company other than Home protect Home Warranty and they would not do it. So then we tried to get them to not issue the home warranty they said that they could not do that either.

The cost of a AC heat pump system can range anywhere from $4000.00 to $10,000. Most of these home warranty companies will insure your system sight unseen. They don't pay the companies a fair market price and actually the contractor ends up paying for the equipment out of his cost averages = denials.

It is a terrible warranty. Hot water heater went bad and they refused to replace it saying that the water pressure was to high due to a faulty water pressure value.

Of course not covered!!!

And the technician collected my deductible and will not refund it. The quote from there "technician" was twice Home Depots price!

:( Home Protect Home Warranty from Freddie Mac Home path ripped me off. I feel like I took it in the posterior without any lubrication. MY AC caught on fire 2 weeks after I moved in and they would not cover it.

Reading this review again it is important to note that the Home Protect Home Warranty is part of the Freddie Mac Home Path Program. I did not see that noted on here.

FREDDIE MAC No more Federal bail out money til they stop a SHADDY GAME

Freddie Mac is the owner of many mortgages and makes about 10,000 each day. They use OCWEN Loan Servicing, LLC a debt collector to service subprime loans that may be delinquent or in a position to receive Obama's Home Made Affordable Loan Modifications called [HAMP]. As you may be aware last week Freddie Mac asked Congress to Bail them out for a second time with our Tax dollars! Freddie Mac attempts to appear as if they are helping needy homeowners in this fragile economy to get home modifications! The truth of the matter is that OCWEN Loan Servicing Company changed names from OCWEN Bank after it was closed down for Illegal activities. OCWEN makes it almost impossible to receive a HAMP Modification. Freddie Mac has OCWEN steer homeowners away from HAMP modifications to another modification with no government oversight so you can fail again! A new tool they are using for evaluation for modifications after March 1, 2010 is called the "IMMINET DEFAULT INDICATOR". Borrowers who are current on their loans and struggling, or less than 60 days delinquent and have legitimate HAMP hardships, and otherwise meet the eligibility criteria for HAMP, can be denied by this innocuous tool they developed. There is page after page of operating instructions for this tool on Freddie Mac's web site. It would take a "Rocket Scientist" to accurately program and accurately operate and interpret this program. Their guidelines show page after page of errors that can be caused by this Imminent Default Indicator tool! No reasonable person should or would be able to know where they stand. One cannot prove that an operator made an error. In my case they applied the tool and it indicated that I did not qualify for HAMP after two Govt Housing Counselors said I did. Their Indicator concluded I was current on my mortgage [a LIE, as I am behind 1 1/2 mo.]And that I have income to pay my mortgage another lie! Although I could pay my mortgage I could not pay my mortgage and bills and also be able to eat every month. No more bail outs for Freddie Mac!!!!

On September 6, 2008 the Director of the Federal Housing Finance Agency placed Freddie Mac aka Federal Home Loan Mortgage Association into Conservatorship along with Fannie Mae. The Conservator was FHLA or HUD.

I believe Freddie Mac was 15 trillion dollars in the red. Accordingly, any Freddie Mac contracts must be approved by FHLA as Freddie Mac is an incompetent and incapable of actions without the approval of the conservator.
