They will ask you to sign a form agreeing to a high cost mortgage which means that you are willing to pay them more than you should. Go elsewhere and save your money.

Monthly balance for interst and not daily

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

So if you pay off the loan early they collect the monthly interest and not the daily unpaid balance. Be aware to pay the loan off in full soonest with a certified check and not make monthly payments while you are paying principal unless they are due..

Very strange but true. I assumed they used a daily loan balance.

You could pay a lot of money in interest that is not the unpaid daily balance and that is what you would expect from a normal loan at a bank.

As always the bank will get what they need from the customer upfront.

Be very careful. Words LOL 100 minimum.

Taking Advantage of Veterans

FBC Mortgage Company is a Rip-Off. During the Recent Hurricane in Central Fl.

my Home was Damaged extensively, FBC said they would suspend my Mortgage until the Damage was repaired, What they fail to tell me was once the Damage was repaired they would want all the arrears immediately. They would not except a partial payment and returned the checks that I sent. I am a disabled veteran on a fixed income and now will undoubtedly be foreclosed on.

Since I have a VA Loan this will perclude me from getting another and at 65 years of age, I will find it hard to find a home which puts me in assisted living facility at best. FBC is the worst Mortgage Company I have ever dealt with.

Complaint/FBC Mortgage

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

Property address : 1131 Allegro Place Dundee, Fl 33838 In connection with regards to the above mention capture, a contract agreement was enter and agreed upon on into (06/15/2017) date, for the sale of this property in the amount of ($183,000) due the appraisal value coming in $2,000.00 more I believe the sales price was increase and an amendment to the contract of sale was done in which I never signed, nor did I agree to pay the revised sales price. As a result of this my loan with FBC Mortgage was suspended for the following issues, having less a two employment history, in which I provide supporting documentation for supporting I had a two year work history.

( I was hurt on the job and was out on workmen compensation ) and the owner's wife who is the bookkeeper put the incorrect dates on my verification of employment. The other was my debt to income ratio but I am really not sure why this was an issue as I could have paid off and closed any debt to reduce my ratios. (Our income is $5,169.87 and our proposed housing payment would have been $1,399.86 making our front ratio 27). My credit as well as my wife has been ran multiple times leading up to 10/04/17 and the report wasn't even 120 days old.

Why was our credit ran after the application (8/14/17)? This is very disturbing, my wife and I are very disappointed in how are our mortgage was mishandled, misled,Totally lack of communication at times with the loan originator, professionalism and respect. I thought FBC Mortgage was a reputable organization as we were looking forward to being homeowners. They claimed that they worked hard trying to approve the loan.

All they did was come up with excuses why they couldn't give us a loan. Myself and my wife was the one working hard to give every document for 4 months until time for closing that was asked for and every time we provide you with your requests, you come back with another mission impossible request to deny us our loan. SHAME ON YOU!

By law illegally what FBC Mortgage did was not right and if I could get my message across to help someone else who may have experienced what I went through it could mean a lot. Everyone deserves a fair opportunity to become homeowners.

Predatory Home mortgage business

FBC Mortgage is an ruthless Direct Mortgage lender affliated with an home builder called Maronda homes that specializes in preying on the poor, minorities, naive, and people with bad credit(these people are highly unlikely to have the finances to take legal action). Their goal is to get you to place a down payment (red flags)prior to an loan approval.

They know that your loan will not be approve and will stall the loan process for up to 7 months before informing you that the loan was denied. In a majority of the cases they will claim that your loan was denied when in fact they never initiated loan processing. They will also go as far as telling you your loan was denied when in fact it was approved and then tell you they can get you approve if you accept an house other than the one you wanted. 100% of the time this house will be of significantly less square feet and at an inflated price.

They will lie to you stating that you did not qualify for an lower interest rate when in fact you did. They will intentionally delay the loan process to get an higher interest rate. Get your own inspector, lawyer, etc because the ones they deal with are on their payroll. Highly suggest you use your bank for the loan.

You will lose the paid closing cost if you are dealing directly with an home builder but it's worth the effort.

At all times try to have an hidden video recorder or an audio recorder of some kind. This might come handy if it's admissible in legal proceedings, for posting on social network or broadcasting networks.

Same issue as Marisol. After signing a purchase agreement they wanted to rush to per-qualify, which we did but stated the down payment will changed once we sell our other home.

They knew this and stated no problem, anything can change up to closing. Now I give them the new down payment information, which greatly reduces the loan amount needed, and they go silent. Why? because the $4000 to closing they signed on for will now not be recouped in the interest payments.

I have already established a secondary route to mortgage though my bank if FBC/Maronda backs out the contract agreement for closing costs. Will complete the purchase then go after them in court for contract breach.

OMG reading this is freaking me out because we have been dealing with Maronda Homes and FBC Mortage since Nov 2017. We where approved gave down payment of $2,500.

Submitted all the paperwork, signed everything requested and then was told they will submit to the underwriter. I was confused but was ok. Here back from the underwriter that the loan is conditionally approved not approved as previously told. They have pulled our credit 3 times already, reason being that they need to pull credit every 3 months and we have to resubmit bank statements, pay, etc.

this is so stressful. The underwriter is very nice no complaints about her but it is still stressful. Last credit was pulled Aug 30, 2018 and I am still waiting to hear back, emailed them but haven't heard anything. I really wish they could realize the stress they put on us.

We are so ready to be in our dream home, we go on the weekends to see the progress and the home is coming along. I really wish they would not say your approved, make us soooo happy to only turn around and say conditionally approved. My stress and anxiety is crazy because the home is almost done and they still haven't told me that the conditionally approved has been lifted.

Do I check with my bank for the loan or wait on FBC Mortage? I truly hope to hear from them this week.
