Unethical Selling Practices

AI Highlights
  • - Misled by Iker Perez, Fathom Realty, Mid Atlantic LLC, and Rocio Choque.
  • - Listing claimed renovation; undisclosed defects may cost tens of thousands.
Updated by user Apr 28, 2024

Fathom Realty or the Agent responsible (Iker Perez) for deceiving us has not reached out at all, and continue to take advantage of unsuspecting home buyers. We have filed complaints to the Maryland Real Estate Commission and with the Office of Inspector General and we are waiting to see how that might address anything. How is Fathom Realty and Iker Perez allowed to continue to operate unethically?

Original review Apr 13, 2024

My family and I were misled by Iker Perez, Fathom Realty, Mid Atlantic LLC and Rocio Choque regarding the property we purchased in District Heights MD 20747. The listing said the house was completely renovated and remodeled but never mentioned the more than a dozen undisclosed deficiencies that will cost us 10's of thousands of dollars to replace and repair.

Stay away from Iker, Fathom, Mid Atlantic LLC and Rocio Choque.

We have had to deal roofing issues, wrong size windows, previous water intrusion, faulty electrical, unsecure insulation, poor exterior landscape that caused flooding. Stay away.

User's recommendation: Stay Away!

My family and I were severely misled by Fathom and Agent IP regarding a property we purchased in MD. The listing said the house was completely renovated and remodeled but the Agent never mentioned

the many undisclosed deficiencies, we are taking the repairs and upgrades one at a time and by the end will have spent 10's of thousands of dollars. I would stay away.

Loss:
$40000
Pros:
  • Dont know
Cons:
  • Mislead buyers and lie in listings
  • Fathom is dishonest when saying house is remodeled or renovated

Preferred solution: Price reduction

I have spoken with others and have decided to remove this review. I cannot say that the company was not good for me for my actual sales.

It did what it was supposed to do.

I was angry because I wouldn’t have my agent I have used for several years, representing me in my sale next week. I am officially asking that this be posted in order to remove this negative review.

Original review updated Sep 08, 2022

I have bought and sold 6 homes through Fathom and I ranked them in the highest of companies I have dealt with for real estate. The person who brought those qualities to life was my agent.

Her abilities were evidenced in her awards and accomplishments. Fathom has seen fit to treat her unprofessionally.

I wish I could pull my sale away before closing. I will never work with them again, and I will move my insurance from Dagley because Fathom owns it.

Pros:
  • Had some great agents
Cons:
  • Losing great agents

Preferred solution: Public apology to my agent.

User's recommendation: Don’t use Fatjom!

AI Highlights
  • - I feel supported, guided, and connected through training at Fathom.
  • - I receive financial, professional, personal benefits, and health insurance.

I have never felt more supported and loved by a company than I have with Fathom Realty. I have to say how lucky I feel that I found Fathom Realty.

I’m blown away at the positive support, guidance, training, and friendships I’ve received since partnering with them. I’m so thankful for the financial, professional, and personal benefits that Fathom provides, even health insurance for myself and my family!

Every agent I meet and work with is friendly and eager to help. I’m so thankful God brought Fathom into my life!

Agent was a fraud

I worked with Josh Ballinger of Fathom Realty. He promised me portion of his commission after the closing. He cheated.

I have been licensed in Florida since 1982, also an appraiser and took brokers course in 1984 for knowledge of what brokers duties are. Most states require anyone receiving commissions from real estate be licensed.

Otherwise both parties are subject to legal action. Further - any such commission agreement must be in writing, agreed to by both parties to the transaction as well as both agents, signed, dated and usually given to closing agent to issue payment to the broker who disburses the funds.

Nothing is to be done under the table. Period.

Why would you expect anyone to give you a part of their income? Do you ask your dentist or doctor for a cut of their income?

I have worked with Josh professionally on multiple occasions and he has always been upfront and honest. The sales world can be difficult and no one is perfect, but Josh is definitely worth giving a chance to earn your business. Josh definitely knows his real estate and is true to his word.

  • - Naomi called about a McKinney, TX home; pre-qual required.
  • - SSN and other info provided; AG notified.
  • - Fathom Realty agent; Plexor Marketing caller ID.

Naomi returned my call in regards to me requesting information on a home in Mckinney, Tx. Must husband is getting transferred to this area.

I also recently viewed a magazine, where this city was listed to be "one of the best" in the US. Voted by residents who actually live in the town. Naomi requested she can only show me property if I get pre-qualified for a loan. She asked me for my social security and other info.

I gave it to her. This individual has messed up everything, my credit, my credit cards, account numbers. The agent stated Fathom Realty. The caller ID stated PLEXOR MARKETING, with no phone number.

I have called her over 100 times, you receive this endless recording waiting for your party.

Please note, I originally went onto Fathom Realty, check Plexor marketing, prior to giving any info. I have notified the Attorney General , they also appear to be popping up everywhere.

No real estate agent would ever need your SSN. Always do some extra research by even simply using Google to check them out first.

Fathom Realty is a good company. Please use common sense people and never be afraid to ask...

This was not Fathom Realty. It was a fake company claiming to be Fathom trying to defraud consumers.

Same fraud people I dealt with. Also known as Visualte Realtor, and thousands os other fake companies in Florida
