They sent me house plans for $3800 and said the only other thing I need to build is structural. NOT TRUE! Dear Mr. Ahmedic, I have had the drawings you provided reviewed by more than one professional. All of them feel the same way and we find that the drawings lack many items that you say are to be provided not including structural. These are some of the items: Spec., cut sheet or link for the patio Doors at the Great Room & Master bedroom. They are not called out on the Door Schedule. The sliding doors fall outside of the bearing line and appear to be 6'' outside of the house. In the MB, there appears to be a 2''x2'' steel post, at the corner where the doors meet, resting on a concrete slab. Very poor design and poor drawings. All walls are drawn at 4'' and 6''. This is a large mistake done by someone inexperienced. I paid extra for walls to be 51/2”. There is a mix of both on the drawings. There is one wall at the NE corner of the Master Bed which measures 8'' this makes no sense. Drawings show 2x4 plumbing walls, this is a big mistake as plumbing will not fit in a 2x4 wall. Missing Ventilation calculations Storage doors under stairs will not fit poor design and drawings The "Slab" drawing is useless and does not have any information to codes or standards Exterior elevations lacking specification notes and updated codes Building sections are incomplete. They need additional sections and more specs and information Detail 2/A12 is structurally incorrect. There is no beam shown where it needs to occur, this should either be removed or done correctly. All 2009 code references are incorrect. All plans are using outdated codes. There is no energy compliance report. We understand there is no structural but energy compliance is needed in every state There is no JSD Manual for mechanical design. Mechanical was understood to be included only structural not provided. No insulation called out. Missing panel schedule No one line electrical drawing No electrical calculations No architectural, electrical, plumbing, water supply notes No plumbing schematic No water schematic No drain diagram No mechanical schematic No framing plan No roof plan with any detail to build Only one section thru the house, need to be at least 3 and needs at least some details to build This drawing file is about 10% salvageable. It would be a monumental task to repair these drawings and a lot of time and cost to redraw. Thereby, these drawings are not usable and I have lost a tremendous amount of time trying to use drawings that are useless to anyone who wants to build a home. Your website is misleading and should be taken down for lack of candor to the public. The items listed above are only a handful of items, there are many more than listed here. I will not be using these drawings you sent to me due to the items list above.
