The house came with walls that were not flush. I'll never get another home from Champion, much less FHO.
They will rip you off and brag about it afterwards. Take a look at their slogan at the bottom of their spreadsheets!

MINUS zero! Do not give these people your money, particularly their salesman, 'Moose'.
They talk a great talk, but when you choose not to proceed, forget getting your down payment returned in a timely fashion. Are they using your money to support their business while you sit and wait for your money to be returned...buyer beware of these people and their practices!

I have pages of issues. After home is set they charged additional $10,000 set fee.
Will not warranty anything. Very poor quality. Roof failed inspection. Doors and windows leak.
Siding is two different colors. Installed skirting over vents and water spigots making then unusable. Shower doors leak and hit toilets.
I paid $250,000 and cant believe that I cant get warranty issues fixed. Getting an attorney.

This place is a straight up scam. They sell a big game until they have your down payment, then its a big *** you.
Impossible to get any sort of answer on anything, theyve never met a commitment, and they keep trying to increase expenses for various reasons without giving me an estimate first. Im anticipating a tens of thousands of dollar surprise bill at the end.

Horrible Company, left us homeless
We thought factory home outlet was going to be a great opportunity for home ownership. We really wanted it to work, but unfortunately it turned out to be an awful decision.
In the beginning Raelynn was very friendly, professional, and seemed eager to help.
We came to factory home outlet in hopes of doing a lease to own. Raelynn said she had a home that fit our budget and down payment, and got our application going immediately. The first thing we did was to establish that having our pets was going to be okay. We checked with Raelynn, and she checked with the park manager.
We were told they would be fine, and there was a $300 pet fee. We asked for the pet rules to make sure we were a good fit for the park, since our entire purpose for wanting a lease to own vs renting, was to have a stable home for our daughter, where we could have our pets. We agreed to the pet fee.
Our application was processed and approved. This is where the inconsistencies began.
Soon after, we were told we would need a $600 pet fee. We were unhappy that we had to pay more than the standard park pet fee that everyone else pays, but we agreed because we were thankful for the opportunity. Next, we were told that the home we were getting was no longer on sale and was now $4,000 more. Again, we were worried about the increase in cost but we agreed to move forward.
Soon after we learned that we may not qualify for a new home, but we would qualify for a nearly new home that was previously a rental. The cost of it was the same as the sale price of the new home, which appealed to us. We were happy to move forward on it.
While we were waiting for our down payment money to become available, we were pressured to put money down to hold the home, even though we hadnt even seen it yet. Out of fear of losing the home, we put money down.
We then signed a purchase contract with the dates that our next deposits would be due. A large portion of our deposit came early, and we delivered it immediately. Soon after, we were finally able to see our future home. It wasnt ready yet, but most of it looked good, with minimal damage.
We agreed to close at the end of the month as scheduled.
The following day, with 15 days left before our closing date, and a purchase agreement already signed, we got a call that the park manager wasnt happy with the report from our references and would need $1500 more down to move forward. Raelynn stated that the park manager asked her to lie, and say the park policy had changed, but she wasnt going to do that. She said she asked the manager to do the right thing, but she wouldnt agree. We spoke with our references, one of which said have them call me again, thats not what I said at all.
The other person they called wasnt even who we put as a reference, it was the disgruntled wife of our landlord. Our landlord was happy to talk to them to straighten things out, which I relayed, but there wasnt any follow through from them.
I told Raelynn I would let her know the following day if we were willing to put $1500 more down. The next morning I woke up to a text that our check was available for pick up. When I asked why, she said unless you have an offer that makes sense, you need to come get the check.
My fiancé called the park manager to see what we could do to ease their concerns. The manager said it was completely out of her hands and it was Raelynn and her underwriter who were making the decisions. When I tried to get clarification from Raelynn her response was to demand we make an offer, or she was writing out the check to refund our deposit; a complete breech of our purchase contract. I told her I wanted to speak with a real estate attorney to make sure we were making wise financial decisions and then I would come in after to make our offer.
Two different attorneys stated that breeching the purchase contract was illegal but that it would take thousands of dollars in court costs, and years to complete, although we had a solid case if we wanted to go that route. One attorney also suggested that we ask for a letter stating why the $1500 was needed so that we could then take our landlords disgruntled wife to court and sue her for the $1500 because her statements were untrue. Our purpose in seeking legal advice was simply to make sure we were making wise decisions in the purchase of our home. We were putting a great deal of money down, and our trust in factory home outlet had been damaged by the breech of contract.
We are young, and we didnt want to do anything unwise. We were not interested in seeking any type of legal action for the breech of contract, as we were so grateful for the opportunity to purchase our home. However, we did want to pursue legal action with our landlords wife since her dishonesty was now costing us $1500. I relayed to Raelynn what the attorney had said and asked her if she could help us with the letter.
Her response was we are done. What time will you pick up your check?. I stated to her that we were willing to put down the additional $1500, but she refused follow through.
15 days before closing, and they breeched our contract. Leaving us without a home, knowing we had already given our landlord 40 days notice.
Knowing we have a 3 month old baby.
Knowing we did everything they asked.
We really thought this was going to be the best experience of our lives. Instead it has become our worst nightmare.

Worst service I’ve ever seen.
House was finally delivered and they have not even scheduled a finish contractor to put the 2 halves together inside, Sheetrock, check appliances, carpet, flooring on the marriage line. it’s been on the foundation 2 weeks.
Bad thing about it is that it is at 7600 ft elevation in the mountains. Snowed 12 inches. They won’t give us answers, won’t take or return calls from text etc. they have an app that is virtually worthless.
They use it to do nothin but push things back and won’t answer questions or commit to any problem solving. We are on our 5th request to fix the foundation. Been 2 weeks. Worst customer service I have ever seen.
On scale of 0-100 I’d give them a 5. I have more customer service in my little toe than they have in their whole office. I would recommend that anyone who thinks of doing business with Factory homes outlet, think again. Call Clayton Homes.
Call the factory where you would like to order a home from and find out what stores do a good job. These guys just collect a check a screw the customer.

They are too busy trying to get someone else’s money I guess. They were about as responsive as you could ever dream of until the day we wired them money for our home.
Very frustrating relationship. I recommend that you don’t create a relationship with these folks.

Horrible company
This company is a disaster they included delivery but forgot to add in a highway patrol escort cost even though they knew the route required it then refused to ship the house until we paid it. The refrigerator never worked and it took over a year to get them to respond we ended up buying our own and then they would only ship us a replacement.
Now I have 2 refrigerators. Now they are refusing to pay the state sales tax even though it’s included in their contract.
I’m getting an attorney. These people suck

Haven't completed all of the upgrades that were in the contract. Had extra days to do so, but refused. Very difficult to work with, and no integrity.

They are great at selling and will promise you the world, but they absolutely can not back it up.
Our home was delivered to our property and put together a few weeks later, then it sat there for THREE months!! During that time we found out the roof was not put together correctly because we started getting leaking into our home, luckily my husband was working on our property and he was able to patch up the roof until someone could fix it (a fight we are still dealing with) We were told to get in touch with Jane and have her schedule our dff, she will not return your calls!! We where then told to get on to the contractor email to reach her and schedule with her and still nothing. Once we finally got in touch with someone they told us they would get someone out there soon, promising we would be in by Christmas.
It is now March and still not done!! They finally got a crew to come to our home from another company, when they were there they were shocked by the quality of the home, one of the workers found a hot wire stuffed into the wall by what will be my daughters bedroom. There high end kitchen that we purchased dose not come with a garbage disposal, and only a tiny fridge. The home didn't come with the right size furnace, so the temp only gets to 61 degrees.
We were told to purchase space heaters to solve that problem!
(another fight we are still dealing with to get resolved)
This entire experience has been extremely disappointing, we have been treated with so much disrespect. When your building a home you know there are going to be stressful moments, but when your working with a company that just down right does not care about you or your satisfaction, it makes me wonder how a business like this is still in business!!!!!

I ordered my home in July from Rock Springs office, I am still waiting to move in, it was delivered to my property on Oct. 13, it is still sitting there waiting to be finished, it was delivered with no steps when I ask about them I was told I should have ordered them with the mobil, also when the set up was done the paint did not match the outside, and the front of it, is a total mess where it was put together and I am told it cannot be fixed until the spring when it warms up.
Also I am being told that I cannot move in until I sign the final papers, but I will not sign the papers until it is finished, the carpet still needs to be installed, and a lot of clean up on the inside which I understand is my problem! Also it would be hard to move furniture in with no steps.I have ordered mobil homes twice before, when living in Ca. and Az.
and had no problems at all, they even came with beautiful steps, and I didn't even have to ask for them! This has been the most unorganized mess I ever had to deal with very unhappy.

Just know in advance that I do hold a masters in PM and I know my job very well so I am not just someone who kept dropping the ball and now giving a bad review. Recently attempted to do business with FHO which involved spending my whole savings account on the deposit.
After they defaulted on the contract over the last 9 months multiple times I requested my deposit back so I could pull the plug in which they flat out said no and good luck trying to get it back through court because I signed a non refundable deposit. This was also after they tried to charge me and a friend who is also buying a house from them a %30 mark up as the LICENSED GENERAL CONTRACTOR. Had I not been a project manager and not known any better I wouldn't have questioned it but I though it was shady so I very politely asked for a copy of their general contractor license for my own records. EJ, I wont make her name specific who I was dealing with at that point tried to skate around the question until I wouldn't ease up which at that point she blew up on me in a very unprofessional way I could go on all day about what she said to me while she acted like a 9th grader having a temper tantrum all because I called her out and caught her trying to pull a fast one on me and my friend.
Long story short FHO then removed the %30 and charged $2000 as a management fee which I didn't have the breath to argue about so I let it go. I will say as well that this little stunt was just a drop in the bucket compared to all the shady stuff they tried to pull over on us both, word of advice when your on a conference call and they tell you to hang up so they can speak privately with the lender I wouldn't advise hanging up just stay silent and listen to all the shady stuff they're planning out. Also tried to quote me $10,000 for a well pump and thousands more for hooking it up, little did they know I hold a level 4 water treatment license and know just about everything there is about that stuff and immediately call them out on it and caught them in another scam, At this point I have already pulled out of the deal and tomorrow will ask that they give my friend my deposit towards his home so it doesn't go to waste but god only knows what they'll say about that I think id rather just destroy their reputation and burn their whole business to the ground. When I get home from the oil field I will be going to AT&T and having the text messaged printed off so I can post them online and show what kind of people they are and also reporting to the BBB and the news so I can hopefully get the word spread that they are crooks, look around online FHO Reviews and there are plenty of other peoples stories where FHO basically took their money put it in their pocket and said see ya.
Long story short. DO NOT DO BUSINESS WITH FACTORY HOMES OUTLET!!!!
