.I contacted code and compliance today and spoke with Amber intake this young lady going to take my complaint down after telling me somebody else's information of their complaint from the same apartment complex I kept informing her that I found the complaint with the 311 number and the lady walked me through it and I put pictures on there. She stated that she couldn't find the complaint even tho I gave her the complaint number so she said I will take your complaint after she told me another resident complaint which was good because they have lots of complaints emerald point the town house that I rented when trying lady cut the ribbon and opened the door I noticed the kitchen title was messed up the toilet when you sat on it went back-and-forth.

The front entrance of the door had to be repaired. They knew from the beginning that the minor repairs need to be done but they didn't care. They took my money and rent through anyway and thats what I told her that was my complaint and I told her that I was not signing no paperwork for No flooring people to come in and fix that for me. Im not paying for, and I told her I was going to report her because she said well if they want to fix the floor you have to let them I said, and they can because its there responsibility but I am not signing no paperwork because it was like that when I moved in, and I gave them time to make it right she said I set you up for November the 6 2025 I said ok bye she said bye I called back, and the lady said amber closed the case now that behavior is bad she needs to be fired she was bad as this dispatcher that was hanging up on the 911 calls.i called back, and another rep took my complaint they always ask are you on public housing section 8 are you getting a voucher?

I told her no to all of the above and that I was a taxpayer and I pay into Social Security, Medicare Medicaid, and everything else and as a tenant I have rights I have a right not to be harassed because I called cold and compliance because the apartment complex. Was knowingly rented out town houses and apartments when they were not ready or the repairs was not done. They were taking peoples money and then with people going to their town house of their apartment. They were either out of gas or the repairs wasn't done and that's unacceptable and cold and compliance have been letting in pointemeraldl point get away with a lot for years for number one they know for a fact that they're plumbing is bad has been for years.

I repeat their plumbing is bad, and it has been for many years. There's a problem with their plumbing line. They cut the water off every day have been doing that for the past 11 months cold and compliance inspectors that have gone out to Emeralpoint to inspect they need to be on it. Residential manager contacted me and said I know you are not signing the paperwork for the floor vinyl people to come out and do your kitchen floor but I wanted to know if you would allow Maintenance to become a picture floor, she texted me this on 21 November I said yes they could come. They came on 22 November and the photos you see is what he did.

She lied it was a breach of my privacy and invasion she was deceitful not to mention a liar, and I'm going to write a letter to DPOR in reference to her behavior and her conduct as a residential manager and request her books be looked at because she just didn't start doing this she has been doing this. If this aint the only place that can be rented either the Maintenance people like to come in your house when they want to they rig stuff up and the maintenance people probably aint even license and a lot of people out here probably on section 8 and I told Claudia that I was gonna put it on social media. They just as bad then as they are now, I take that back back then there was a big rip off specially with your lighting gas and water every other day they sending you a text message talking about they gonna cut out the cut off the water for repairs. They can take this townhouse and do the most with it. I sent pictures of what came out of the pipes that was causing the water to back up that's why Code compliance that came they need to be exposed.

You would think for the price you would get some type of fair maintenance service but you don't you gave them permission to come in your apartment to do a repair a simple one, and they want to come when they get ready and expect for to leave your alarm off for weeks and not to mention they wouldn't have to put a bedroom closet door back on the hang if Twain'tt rigged and this is the second cancellation I had to do with them. These apartment complex rental offices are terrible, but you can cancel Christmas or Maintenance coming because I can see who come in my apartment.

I have a camera security camera even though I'll be at work all the time. I'm not going to leave my alarm off so apparently it wasn't important.

Claudia property management from Emeralpoint apartments has been lying to residence overcharging them on their water bill for 10 months. Theyve been shutting off the water.

She sent an email out stating that the city shut off the water on September 4 at 11:36 am due to a meter replacement. I contacted the city and spoke with Greg and I also have the voice recording where Greg stated that the city of Virginia Beach utility has nothing to do with Emeralpoint community. so again they have been lying Claudia they have been overcharging people on their water bill contact the health department if your water smells bad and they have been doing this for years. The city of Virginia Beach utility company has nothing to do with the water meters or anything the community apartment complex hires their own maintenance for that so they can go in and check your water bill up and everything else it has been confirmed.

Dirty old maintenance man the same one that went to my daughters apartment on the 16and 18 of September and took his coat off and sat at her kitchen table he came to my townhome at 10:58 and didnt knock and say maintenance and that he wanted to do the repair instead he left came back multiple times then when he realized that I wasnt home because he no longer heard the television several hours later he used his key to get in and the alarm went off not one time did he call thats he been doing stuff like this he think hes privileged he rather talk to my ring camera then talk to me when he came at 10:58 and he was at my front door. He could hear my television because it was loud enough for him to hear it so he knew I was home then and my black truck was outside and they probably know about me in the rental office because I raised *** about them guys doing the lawns but these maintenance man aint just started.

Theyve been doing this at Emeralpoint. They just got the right person. I will not be renewing another lease with them absolutely not.

This is the same maintenance guy that came to my daughters house and took his coat off and said that her kitchen table now how unprofessional was that he better be glad it wasnt me young people beware of this man all women he seem like he like the case out your house and come when youre not there as well as come when you are there he probably have the keys to the apartment all along. I have GEICO and my insurance renews 9/2/2025 and when I go on GEICO to where my renters information is the declaration page says it unavailable but shows that I am active and I informed the lady at the rental office that I am renewing my lease that wont be up until 10/24/25 GEICO has there policys just like the renters office and I cant have you what I dont have September renewal is not up there yet but I have renters insurance in the amount the renter office is asking for and they are aware but what you not going do is badger me what they need to do is get on these people with dogs stepping in crap and the lawn people disrespecting my truck brand new truck grass all over it they dont care if you dont know how to be mindful when you weed eating stay away from my vehicle because I will sue they dont care if I park it back they just do the most if I park in the front they do the most I called the company and let them know let a rock hit my truck I am filing with GEICO educate them I was in the process of referring a coworker its the little things stupid stuff the place do my they need to focus on the main stuff emerald point use to be a big rip off and we pay a big fee for HOA when you move in they need to be contacted it a nice place now and people slack on renters insurance all that just like Verizon be at my door harrsssing me omg I told that man dont come back he keep coming right they a mess I have cox 50.00 internet 59.00 Verizon

My apartment was so nice I referred my daughter trusted this young lady at the leasing office and she did some dirty *** that apartment is unsafe for a pregnant young lady with children she took advantage thinking that she could do my daughter any way this *** Ina I am pisded yes I called her a *** dirty *** at that she not going get a day away with this calling houseing bbb and cod and compliance I paid my December rent on November the 26 they talking about my rent is due going call my bank asap see when that cashier was cashed thanksgiving was Thursday I payed early going get her for fraud and she gave me a receipt these young people a mess and I want that property manager come for me because Im waiting on her. A lady from the corporate office called my daughter this afternoon I had my daughter put her on speaker phone and she was really nice and she said she wanted to make this write this was about the apartment that wasnt ready but she gave my daughter options, and she went with one of them, and I am pleased she did state that they never would have rented that apartment in that condition I believe her she was a boss and my daughter accepted what she offered I wanted to update my review because its is a nice place to live, and I was very pleased with my apartment That's why I referred her and emerald point marking it right I will be taken down my review
