DO NOT PURCHASE A HOME FROM THIS BUILDER!!! This was the WORST buying experience I ever experienced.
As a homeowner and an investment buyer, I have purchased many new construction homes. I had to wait over a year and a half to get the house that they threw up in a matter of a few weeks. The craftsmanship was horrific and they will not stand by their product. Nothing is covered after 6 months, no other builder does this.
I've included a photo of a step that is falling apart. The paint, what paint? It's just flat paint with no primer so when you wipe it, the paint just comes off. I could go on and on.
On top of this, they forced us to close before adequate notice and FORCED us to pay them $5000 to extend the purchase agreement or take our deposit. K-HOV is by far a better builder, so is Ashton Woods but Dream Finders is a nightmare, hands down

- Care about profit over quality

Preferred solution: The remainder of the "penalty" of $5k for not closing within 15 days or lose our deposit!

We were looking for a new home in Palm Coast. We looked at many places and ran into the Grand Landings Phase 4 community with dream finders.
They appeared to look legitimate and from the sales brochures, the homes looked nice. We found a home there and purchased it. Unfortunately, we were located out of state and could not be local to the entire process. Two weeks before the closing they had us fly out to do a walk-through and made it seem like the home was almost ready.
When we got there, it was a mess. You could tell the drywall work and the painting were done by amateurs. The Garage and patio had foundation cracks.Missing trim, damaged doors, sloppy corners, paint splatter on the tiles, and much more. We spent half the day putting tape all over the house to signify problems that needed to be fixed.
They promised it would all be taken care of before the closing. We flew back out for the closing and final walkthrough. Some progress had been made, but overall it was not finished. Once again they promised it would all be taken care of and to go ahead with the closing.
Since we had to fly out and time was closing in, we agreed. It has now been several months and continuous fighting with the Dream Finders warranty people to finish things. They look for every reason to get out of doing it or they send out the shoddy companies to work on things and make it worse. As time goes on, they respond less and less unless you constantly complain.
In our neighborhood, we now find everyone has the same issue and wishes they never bought from Dream Finders. I am now one of them.

- Promise but donot take care of problems

We signed our home with Dream Finders in the Shearwater community in August 2021. DF sent us to county permit in September/October (2021) and got back the approval from County in December 2021.
I was hoping at this point if they start construction in Jan/Feb of 2022 - They would try to close in Q2 2022 (worst case Q3 - 2022) with all the material & labor shortages etc.,
This is when things started to slip away from me...
Our sales agent & construction engineer who was assigned to build our home parted ways with Dream Finders (not sure about the reason), this left us almost an orphan with no access to upper management/regional directors.
There was literally no communications about next steps and when would things be back on track it almost seemed like no one cared about us.
After multiple attempts to contact them (via emails and phone) and escalations, finally, I was updated by sales that our home was moved to a new engineer and it took 6 months to begin something on our lot...
It was on June 15, 2022, when they laid the foundation and at for the first time things started to look positive and promising...
For next month or so things progressed quite well, we visited the home almost every week to track progress and we were happy to see how it is shaping up.
Builder promised tentatively that he is hoping to close our home by September/October 2022.
I was still skeptical but things were looking positive. Things are good until July 15 2022. I even went ahead and locked my rate that is good until October/November 2022.
Since July 15 2022, things again started to slip away from me, home construction progress was halted and it was not until August 15 2022, that I learnt our construction engineer parted ways with Dream Finders. Reason unknown.
I was worried and spoke with the sales agent to find out why things are not progressing, only at this time I was updated by them that our construction engineer left dream finders and they are waiting to assign our home to another supervisor.
I was shocked, disappointed, and lost faith in dream finders.
I do not know what my options ahead me are.
I keep hearing from sales & builders that there is a material shortage/labor shortageWhy this is happening to me?Why are our neighbors homes progressing while ours is not, some of them even signed after us?Why other phases within the same community (some even dream finders) are progressing while ours is not?Why other builders within the same community are progressing while ours is not?
I think I have seen and heard enough excuses. I lost my patience; I am in a very stressful situation of not knowing when things would pick up and when they would finish my home.

We used there preffered lender jet mortgage and all was smooth until 3 days before closing. They came up with a *** reason for denying our loan.
And now will not return 18000 dollar deposit. U have to now sue them Very dishonest group of people and there preferred mortgage people lie every time they move lips

How is this company still in business?
After being in our home a year, only 3 items on a punch list of over 30 have been completed. We have flooring still not installed, our master bath and tile was only completed a few months ago, we have baseboard trim that still has not been installed and door frames falling off.
Our front door does not lock because the door was hung wrong. Our sliders are off center and do not open or close easily. We have cracks in our foundation at the rear and front of our home. We have missing siding that has never been installed.
We have areas on the exterior of our home that were not painted. It took four days after closing to have our AC properly installed. We have repeatedly had issues with the builder installed dishwasher and were without a microwave for three months. Why did we close on a home that was not complete?
Because we were promised that there were simply supply chain issues due to the pandemic and that "everything" would be done within the month. Additionally, we were told we could possibly lose our financing and/or super low rate if we delayed closing. Not to mention that we sold our other home to buy this one and were renting temporarily and our rental time had expired and could not be renewed. We did not have many options and Dream Finders was fully aware of this.
Our situation is not unique.
After speaking with 10+ new home buyers on our street, NONE have been satisfied with the quality of the home delivered to them at closing or with Dream Finders. We have been promised flooring, tiles, and completion since moving in.

DreamFinders Homes was our worst nightmare!
We started with them in late March 2021 by signing our contract and paying a lot premium deposit all with an expectation by having a home by late December/ early January 2022.
Things quickly went off the rail when our sales person was fired in June. He subsequently called us and claimed the only reason he was fired was DreamFinders could not afford to pay him the$500,000 of commission they owed him.
Further, he stated that they were cashed strapped and we should be very cautious moving forward with them.
Our new sales people quickly convinced us otherwise and regrettably, we stayed the course.
Predictably, the last 2 months have been nothing short of miserable as they have been filled with one disheartening misrepresentation after another from the new sales team.
The final straw became upon learning that nearly 6 months into our contract, DreamFinders never bought our lot from the developer in spite of the fact that they are holding $135,000 of our money!! To make matters worse we will likely spend thousands of dollars on legal fees in the hopes of seeing our deposit returned even though DreamFinders never started to actually build our house. Please be careful before moving forward with this company.
We are 6 months in and stuck in an apartment and having to start all over. It appears our first sales person may have been right after all!

Same thing happening in Florida. Over 2 years to build a 3000 sf home
Same in Hilton Head Island. We signed a contract 3/31/21.
Our home is not completed yet it's May 2023. We just got a phone call today telling us that our purchase price in now increasing by $70,000. We have 7 days to take the $70,000 or forfeit the purchase after 26 months of the build. The vice president said it's not personal its the company's bottom line.
The website say "BUYER FIRST". Other homes in our neighborhood have closed with out extra cost but we are taking the hit. I know costs have gone up but not $70000. This is bad management and business and we should not be held accountable.
It's just gut wrenching. If anyone is/has taken action against this company please reach out.
