I have been living in a Waypoint home since August of 2016, since that time have been getting the run around over maintenance issues that are still occurring since day 1 of moving in that are still not fixed. We spent over 24 hours with no water with no apology whatsoever.

After inquiring about our utility bill we got no response and received a bill on January 1st for over 800 dollars!! with no explanation and than they notify us that by the way they have a third body company doing the water utility billing which are not easy to contact and they actually just supple an amount you owe with no explanation. We proceeded to tell them there was obviously a problem with the plumbing and they are still giving us the run around three months later, threatening us and refusing our rent money, refusing to supply us with any information.

You cannot escalate the matter because they have interest except in collecting and stealing from their tenants. I would be very interested in getting justice from this company as I have now read the countless stories from other tenants and I do not wish to be robbed or taken advantage of.

Reason of review: Poor customer service.

Monetary Loss: $3050.

Preferred solution: Either pay half as they are responsible for delay in taking care of issue or pay in full again because they responsible and have caused me quite a loss in time and stress. .

Waypoint Homes Cons: Unsafe, Maintenance neglect led to health problems to residents, Do not care for renters, Unreliable, Scammers.

Update: After our payment was declined without any clarification of the utilities, we were sent to their lawyers with no contact from the lawyers. Meanwhile the stress and loss of time will never be returned.

WE contact the lawyer again stating there is a new pay cycle and we had no contact from them or Waypoint/Colony. WE state in the email, specifically, that we DID NOT WANT to be contacted by Sultana Higgs the property manager from Fort Lauderdale. Guess what happens I AM contacted by this person that I am being harassed by that now they will take our payment and again and that I CAN GO TO their office again followed by vague explanations that I do not completely understand and will have NO WAY of clarifying. I do not if they are aware but MY TIME is worth 500 dollars an hour.

Will they compensate me for this? I do not think so and to ignore my request as the client is beyond me. I do not want to deal with someone that has treated me so poorly and has communicated so poorly thus far. The following is her email: Sultana Higgs 7:00 AM (1 hour ago) to me, Nikkettia, Tammi Hello, I have spoken to our attorneys, as they said that your husband reached out to them.

If you did not not hear from them I am sorry. Please drop rent payment off to the office. We will accept it. Once a new utility bill is posted and if there is a difference in utility usage we will adjust your account based on the average usage of the monthly usage.

Nikki please accept resident's money. Marielena, please note we are back in Hollywood's office.

Thanks! Just like that no further explanation as to why we had to go through all this and still no clear explanation on what they think we owe.

Hi Marielena,

Our records indicate that your payment did not go through due to non-sufficient funds. This would be something you need to talk to your bank about.

Shortly after, you received a high water bill. We have recently had a 3rd party utility billing company take over (Conservice) and billing needed to be caught up. Since your waiter bill seemed to be higher than other properties in the area, we send out a teach to investigate. There is no water leak on your property.

Our tech advised us that the irrigation/sprinkler system water usage is hooked up to the city sewer, which means that if you water your lawn it will run the bill up. Your Property Manager, Sultana, advised you to stop using the sprinklers and we would follow up to see if the water usage goes down. Before this occurred, we sent the 7-day notice to you to pay utilities but it is against FL law to accept rent once that notice is sent. Sultana sent the tech out again in which you advised that you are still using your sprinklers though we asked you not to.

The tech then closed the irrigation lines (not inside water).

Sultana called the city of Hollywood to inquire about water usage. The rep told her that the previous resident also had high water bills but we did not know because the utility bills were in their name. Sultana then sent out a professional licensed plumbing vendor to investigate the water issue. The vendor explained that your property has modern and upgrade plumbing fixtures with water sets, which can use a large amount of water.

He proposed replacing the fixtures and an appointment for the repairs was set for 3/23/17.

Sultana communicated to you on 3/17/17 that it is definitely confirmed that there is NO water leak at the property and that the full amount was due on 3/21/17. You then came into the office with much less than that was owed and said no one had come to your home. Our maintenance system indicates that the vendor had in fact been to your house and that the repairs were, again, scheduled for 3/23/17. Sultana showed you photos as proof that the vendor had been there and that they are unable to enter the home without someone being there, so your husband had to have let them in.

Sultana sent you an email earlier today. Please respond to her with any additional questions or concerns.

I will be back soon with actual factual information as I have kept diligent records of all dates and interactions. As usual my interactions with this property manager, Sultana Higgs has been completely one sided.

She does not listen to anything being said or written and I have plenty of examples of this in writing. On my last interaction I was once again victimized and treated very unprofessionally. The amount that I went with, and I have proof that she wrote was the amount to go with and it will be exposed shortly. I refuse as a costumer and tenant to undergo this kind of treatment and service.

I will not be in contact with SUltana Higgs again and that is my right that she has violated more than once. I have called the company many times since January with no help and my requests to escalate or talk to someone who will actually listen and treat like human beings have been unanswered. Today our shower was finally fixed after seven months of run around and pleads. We know what is done exactly as delay tactics.

The list of occurrences stated by your property manager, SUltana Higgs are out of context and not accurate and I have actual documentation and records of timing of interaction. THis has not ended

I also want to note that we never had insufficient funds, our rent was on automatic payment, what I did not approve was and extra 800 dollars charged without any notification or explanation. Since than have gone in person and on time every month to pay our rent, taking time out of my extremely busy schedule to have our money be declined at the Fort Lauderdale office and finally be thrown out of the office.

Please get your facts straight.

we were not even using any of the jets or other plumbing equipment as it was not working properly since we moved in.
