Ref 132****...... Ryan Homes has done very little to nothing to resolve me and our neighbors issues.. The Project Manager Kevin Shea and others in management wants to put more seed and remove more rocks from our rear yard....They are claiming that an act of Mother Nature is the cause...All of our yards will still have serious drainage issues that Ryan Homes is failing to address...Woodlands of Morrow Ohio....

Everytime that one would relish being in their home, secure against a thunder storm, or wintery night. I used to wonder how much it would cost me in my Ryan home.

This being the number of times times that I lost shingles, siding came loose or leaks in the basement. Rather than sit cozy in my Ryan home I wondered what else would come loose given the track record that my house had. I even worried about the HVAC system not breaking down as it had previously during very cold spells.

A home should be a shelter and something that you don't have to worry about because it was built strong. That was not the case with my Ryan home.

It's not until you buy into a development that is being built by Ryan that you realize why your home is of such shoddy construction. This is what I personally observed as the homes were being built on both sides of my substandard house.

I saw the entire wood structure completed within three days, ready to be roofed and sided. If you ever wonder why floors squeak or walls not plumb. This is the reason why. Not enough nails are used and not one person inspects any of the work done as the project moves forward.

The Ryan project manager on our site never left his trailer. Since his job was to make sure that the contractors showed up on time, in the order that they were supposed to, to move the project or home to meet its closing date. His title should be project coordinator. He baby sits that development in one of the 14 States and sites that Ryan is building in.

The roof took less than a day to install. That's why I constantly had roof shingles fly off my home during windy days. I observed whole sections flopping up and down one windy day on the house going up next door. It was flopping and they were already completed the job and left.

The siding job also took less than a day. If you ever had a home sided over asbestos shingles. Even after they put insulation over them it takes several days to properly install the siding. I guess that's why mine started to buckle a few months after the home was built.

The homeowner next door had sections blow off his home. The wood floor installer in my home used some boards that were cracked because Ryan supplies all of the materials. And discarding any bad pieces hurts their bottom line. I have had wood floors installed in prior homes that I have owned and would not have paid this installer had he been hired in a home that I was living in.

Although Ryan tries to address issues during its one year warranty period. Their customer service was excellent. It's like dressing up a structure that wasn't put together securely in the first place. Yes Ryan will send a roofer over quickly to fix the shingles that blew off but then another section blows off.

It's difficult for a roofer to check the entire roof if every shingle was not properly nailed down in the first place. The cheap HVAC equipment they supply the local contractor for labor purposes only is installed poorly. Since he wasn't hired by the owner and supplying the equipment. His attitude is not good and that also leads to problems.

A well built house from a good builder takes anywhere from 6 to 8 months to complete. Ryan does it in just 72 days! Although they tout a 10 year warranty on the structure. They don't tell you what you have to do if you attempt to use it.

First you have to hire and pay for a construction engineer to examine and write a report regarding his findings. You then have to submit them to Ryan for their review. They can reject the findings on the report you submitted, never fixing the structural problem at all. You basically can only count on that one year warranty for service.

Since money and not quality is the name of the game here. And the fact that Ryan can con people into believing they are buying a great product from their home catalogs. Nothing will change as their stocks go even higher. These reviews are the only thing that help prospective buyers from making a serious mistake.

Too bad that I didn't read them before buying one of these disasters. I spent my first year addressing serious issues such as leaks, shingles blowing off, siding buckling, appliance breakdowns, HVAC breakdowns, wiring issues or short, not to mention doors that did not close or open properly because they were not installed plumb to begin with. Instead of enjoying that home I began to hate it. Every rain storm after my one year warranty usually lead to a roofer or siding contractor out.

Depending on the time of year usually lead to a HVAC contractor out for a repair.

I hope that people considering buying a Ryan home think twice. You will save yourself a lot of money and a lot of future headaches!

It's a good thing that Ryan isn't in the automobile manufacturing business because all they would produce is nothing but unsafe cars!
