After reading some reviews on the homes, I'm hoping they go against it and actually build one *** of a house for me. We had a delayed start - was then suppose to be done around Dec 16, then I called to lock a rate and was told I cant do a 45 day yet because its Dec 24, tried to call again - its now Dec 29. Called today, its now Jan 5th as an ESTIMATE. Still no locking, unless I want to pay $1000 for a 60 day lock, and then I may still need to pay for an extension since no one will promise a date for a lock.

Each day I'm delayed is costing $100+ for the extended hotel and storage. We had no plans to spend Christmas and New Years in a hotel - They were so confident we would be in before Christmas (to expand, they thought earlier than the 16th....) Its been great weather all building season but in the last month, only shingles have been added to my new home .... Plumbers and Electricians have been "Delayed".

So this isn't a warning, yet, on the quality of the home or how they may address any issues. This is a warning to any potential buyers to be prepared to be delayed. (also happening to my wifes best friend in a different build expansion - They are a month delayed now too).

Few of us have any other means other than a Hotel during a sell and then build... we timed it all as we should and expected a month and 1/2 in the hotel, but by the end it will be at LEAST 2 1/2 months, with a month delay, SO FAR......

Product or Service Mentioned: Ryan Homes House Construction.

Reason of review: Problem with delivery.

Monetary Loss: $3500.

Preferred solution: There is no solution - Ill lose even more money since rates are going up and I cant lock without paying even more $$$$. What I want? Better movement on the house - from delays $3500 out of pocket.... and it sounds like there will be more.

Ryan Homes Pros: Sales people, Look of the home and layout, Location, Floor plans.

Ryan Homes Cons: Dealing with upper management, Customer service, No ownership of delays.

Having similar problem with Ryan Homes in Smyrna DE. It appears the developer is holding up the project by not adhering to permit requirements.

Was given a December date, then Feb, then early April now only to be told they have no idea!!

Unfortunately the deposit has been made and they have a clause in the agreement that states they have 2 years to complete. I'm contacting an attorney to see what my options are.

Yeah, I did know that the contract gave them 2 years - and I admit, thats pretty standard for builders to be honest, but its still a major issue for the consumer. I was lucky, we did get in about 2 1/2 weeks late, and now I have a Laundry list of issues for my PM that I need to call him on today - Master Bedroom is the biggest issue, it has so much air leakage at the base that a piece of paper attached to the wall actually moves a few inches when its windy!

and Im in the Buffalo area, so that makes out master bedroom almost 10 degrees colder than the rest of the house and the floor is so cold you cant walk barefoot, its that cold at the base. I can fit my finger between the baseboard and the floor, and I can feel the outside plywood wall, and the 1/2" gap where that wall DOES not meet the floor - explaining the leak issue....

Thats just one issue - I have about 4 other HIGH priority ones, and 7 or so medium. All of this for a $300k house - Its uncalled for.....
