I can give a SELLERS overview for working with NACA. Do. Not. Do. It.

Very simple and I repeat: DO NOT DO IT.

Wait for a buyer who can put true skin in the game and a loan process that is handled efficiently. So far we've been through two extensions, we have all our belongings in storage, made all home repair requests per NACA, have all our fire certs and other needed by the seller to close. It's cost us storage fees for our belongings, we're unable to move on a new property because our house is (in theory) under agreement with a NACA buyer, and trust me when I say, nobody cares if you're going to go bankrupt over corporate housing expenses. (we only moved our items out because the mortgage was scheduled to close on a date so we picked the latest date we could get with the moving company). We're continuing to accrue mortgage interest, home upkeep costs, utilities etc, on a place that is empty and ready to go. Best guess is, WITHOUT warning they're going to come back to us for a third extension. I don't think we can afford to grant it.

Sellers - your home is usually one of your best assets. Selling it is a business transaction. Wait for a buyer who can enter into the transaction without needing a program like this that will truly impact/hurt your bottom line.

The vast majority of homes purchased through the NACA Purchase Program close within 30 days of the Purchase and Sale agreement being signed. The handful that do not close within 30 days typically either appraise for less than the sales price which is not allowed, have health and safety issues that are not resolved or are delayed by the bank while awaiting resolution of conditions that hold up the Clear to Close.

The NACA Real Estate and Home and Neighborhood Development (HAND) departments normally resolve inspection or health and safety issues quickly and delays from the bank are commonly addressed by NACA executives.

We are sorry you had a bad experience, but it is in fact far more the exception than the rule.

Agree completely. NACA and anyone associated with them are inept and unscrupulous.
