This is a complaint of the property management of an apartment complex in SE Houston, TX. Specifically, the condition of the apartment upon move-in: 1) The laminate floor (covering all but bedrooms and closets) was not properly installed and/or maintained.

There are bumps and dips in multiple places, i.e., the floor is not level. It is not comfortable to walk on. 2) The sink in the master bathroom is leaking. 3) The master bathtub faucet is coming loose from the wall.

4) On two of the windows, the rubber gasket seals are coming off. 5) On one of the windows, the lock mechanism is loose. 6) On another window, the lock mechanism does not latch properly. 7) On yet another window, when opened, it does not stay in place, but slams shut.

8) The shower curtain rod in the second bathroom was so loose, it fell down when gently touched. 9) Both the laundry room door and bathroom door were difficult to open. It seems that the door/door frame had been painted so many times that they are now too close together and stick together when closed. 10) The magnetic gasket/seal on the refrigerator had been painted over.

11) Counter tops and cupboards are chipped in several places. 12) The front of the microwave is cracked. 13) The second bedroom closet wall had been poorly repaired (screws showing, lines on wall). 14) The master bathroom door frame had been poorly repaired (part of the frame is missing and had been caulked over and painted; it looks unprofessional and ugly).

15) All of the window tracks are dirty and in need of cleaning/repair. I say this because all of the windows make loud noises when opening/closing and are difficult to lift. 16) Outside the master bedroom window, the wood siding is coming off. All of these defects taken together indicate that there may be a larger problem beyond just that one apartment with the management of the property.

We are not at all satisfied with the condition of the apartment. I have informed the property manager of these issues and I will update this post with details of how these issues have (or have not) been resolved.

I live @ Solara in Az owned by BH Management and I've lived here a little over a year. Most negative reviews I have read have a lot in common with the issues I have inside my apartment.

I'm aware that BH Management has many class action lawsuits against them. Something to consider.

Did you not walk through the apartment before moving in?

How does the outside siding affect you while live IN the apartment?

How does the cracked microwave affect the operation of the microwave?

The sink leaks can be easily fixed by maintenance. The previous tenant may not have pointed them out to management.

An apartment complex is not going to replace counters due to small chips.

This is an apartment where many people have lived and will live.

The shower rod is not always included with an apartment. This may or may not belong to the previous tenant. No apartment is perfect when you move in. I rent some very expensive units and sometimes the cleaning crew has to go back and clean items such a window tracks.

Management should do a walkthrough, and take pictures (so should you) when you move in so they (and you) can compare pictures when you move out. You don't want to be blamed for any damage.

Some apartment complexes are old and management may not be able to afford improvements - but that is usually reflected in what they charge for the rent. The old adage - you get what you pay for comes to mind.
