Promised amenities not built, flooding 3/4 of way up my driveway during major rain, unusable common area behind home, tree line which was suposed to remain removed during building behind my home.

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
AI Highlights
  • - I live in Heritage Park by Chesapeake Homes, Longs, SC.
  • - Flooding occurs during heavy rain.
  • - Chesapeake Homes paperwork notes amenities and tree line.
Updated by user Nov 30, 2025

Now due to developers phase 5 development directly behind my home being higher than our phase 1 area, during major rainfall water runoff from new phase5 area flowed directly into my phase 1 common area which already has flooding issues, so now the developer has put a big dirt berm in the middle of what was my supposed usable common area, cutting my usable common area to less than half its size.

Chesapeake homes take's no responsibility for items promised in in their written marketing materials nor problems in their developments.

They will not fix anything under warranty

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
AI Highlights
  • - They ignore customers and won't fix warranty issues.
  • - The neighborhood is nice, but the builder is described as crooks.

When the check clears, they will ignore you and will not return calls or fix anything under the warranty agreement. Love the neighborhood but Chesapeake Homes are crooks.

They only care about building more homes and making more money.

Pros:
  • Bridgewater is a very good place to live
Cons:
  • Warranty work

Preferred solution: My warranty items repaired

User's recommendation: Do not buy from Chesapeake Homes

The bureaucracy is impossible to navigate.

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
AI Highlights
  • - The warranty portal is confusing and may not give a reference number.
  • - Warranty lines go to voicemail; subs say to call Chesapeake first.

The on-line warranty portal is beyond complicated. Reference numbers are not provided if you hit "submit" ...unless you first hit "Finish later." It forces me to pick amongst categories that do not really apply.

Calling the warranty number sends you to voice mail. When you call the subs on the list provided by Chesapeake ...they say "call Chesapeake first." It is frustrating just to get a simple warranty request completed.

Pros:
  • Excellent design
  • Reasonable construction quality given supply chain issues
  • Front office is helpful
Cons:
  • Poor warranty communication
  • Poor warranty portal

Preferred solution: A warranty portal that is user-friendly. Clear guidance on how to get a warranty item fixed.

User's recommendation: Talk with others that have bought in Bridgewater

Messed up my master bedroom when installing one of the windows

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
AI Highlights
  • - A window was placed in the wrong spot, off-center.
  • - They said the placement follows the building plans, unlike other houses.

To my surprise they placed a window in the wrong place...making the room off centered. Therefore no furniture can be placed in there.

They said that was what the building plans called for???

Quite different from what I received at the time I signed my contract. Not one other house in my community was done like this, not even the other 2 models on my street...the windows are where they should be in all the other houses.

Preferred solution: Deliver product or service ordered

User's recommendation: DON'T buy here... I was also the only house that never had the equipment installed for the internet/security/phone. They had to get it put in and when they did they made *** in an adjoining wall

Please help. Getting only half of a story is worse than not getting the story at all.
