HORRIBLE!!!!

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

Camden residents, we are at our wits end!!! For almost a year now we have been battling RODENTS.

Camden mgmt has unsuccessfully battled (4X) the infestation. Camden mgmt has continually stated they’re ‘on top of it’ but move exceedingly slow while offering tepid solutions like proffering crews to vacuum and shampoo our carpets. Vacuuming & cleaning carpets won’t run rodents away! This insignificant and unprofessional effort is their latest approach to taking care of one of their tenured tenants (nearing 5yrs residency).

We are highly frustrated living here, consistently paying & being forced to live in absolute fear with a great deal of discomfort to our health and living conditions (we continue to find rodent *** & dust everywhere). Since Camden continues to show little actionable regard for our health and welfare as tenants by repeatedly stating that our unit is the ‘only’ one infested here amoung the over 500 units, we’ve decided to be more proactive. We’ve contacted LB Health & Safety, Code Enforcement, Health & Human Services, Legal Aid Foundation, & are Identifying other appropriate & interested housing agencies to schedule results producing inspection visits ASAP. Fellow tenants, with the inception of construction here at Camden & all the neighboring buildings, I suggest you thoroughly inspect your home.

We know that Camden is fraught with consistent pest control issues. You would do well to thoroughly inspect your residence to avoid the challenges we’re experiencing & before this problem comes to your door.… Beware!

Camden management is full of S&!t! They have not been able to eradicate my rat problem since January they just keep moving us around within the unit. This is extraordinary city has already been out and visited and working on the report response now..

we have continually been lied to about everything. The first and largest was it’s an isolated issue to our unit. This is totally not true as we learn a lady today that had the same issue within the last 30 days And was able to move to a different unit. We continue to be lied to via disconnected management that does not really care about our concerns with pests, burglaries with lack of security, and sense of urgency.

We are at wits and tolerance end. All residents must check their unit thoroughly for pets and mice as mice don’t generally contain themselves to one unit.

Discriminatory behavior

I am a resident and am being discriminated against. After being aggressively approached more than once by another resident, was degraded being told that “her dog has more right to live here than I do”, and being threatened being told “this isn’t over, I got you b*”, management essentially said she was justified in her behavior because she made a noise complaint.

It extremely sad and disheartening that in 2019 people of color are still experiencing this kind of treatment .

Not only did I experience racist and discriminatory behavior from another resident, I experienced it from the property manager as well. When expressing my concerns and issues with the manager, I was talked down to, talked to in a condescending manner, and told my complaints were not valid.

I’ve reached out to the corporate office in Texas and I’m awaiting a response.

Camden Southline will not let the post office deliver my packages.

Only packages NO larger than a "bread box" are allowed to be delivered, according to Stephanie Garris, the General Manager, " because it is an inconvenience." At 70 I don't drive so I rely on deliveries, which I pay for. I now have to walk 4.6 miles to the Post Office.

However, the Post Office is allowed to deliver ANY size parcel from the Post Office ONLY from Amazon, on Sunday's. UPS can deliver any size package. FEDEX can deliver any size package ANY other carrier can deliver anysize package. I believe I am being discriminated against because of my age.

This building is 99% under the age of 40...so I would advise seniors to rent somewhere else. There are at lease 6 brand new complexes in South End to rent

I am a current tenant at Camden Legacy, i find this apartments tone of the best places i have lived, the staff are excellent, and quite professional in what they do. My moving in was made quite simple and easy, it was so amazing to walk in through the door and find a large welcome gift bag containing basic items that one will need in a new home, that was so thoughtful of the staff. Camden Legacy Park Plano is very nice and quiet, safe and clean, i came here to write this review to encourage anyone who might be contemplating on moving to Plano, this community is really nice.

DO NOT MOVE HERE..here's way yes the community is great and everyone is friendly UNTIL you move out. You will be charged absurd fees for things that are not damaged.

I received a bill for $1,000 and nothing in my apartment was damaged. You are required to pay a $100 cleaning fee and you will be charged for everything...even if its not damaged. I have lived in 14 apartments throughout my life and i have never received a move out bill. I consider myself to be a great tenant.

Don't get screwed in the end live somewhere else. Your rent will increase every time you renew your lease by $100.00 or more.

Deceptive Business Practices

Camden Palisades is violating the antitrust laws by unlawfully Restraining the renters' Right to choose and take advantage of the competitive rates offered by Cable, Satellite and Internet providers on the Open Market. The Monopoly Scheme, the so called “Technology Package” cable TV + internet access $ 96.00 extra and added as part of the monthly rent; is a SCAM to extort more money from the renters and Suppress Competition, the same package is offered directly from the provider at $ 34.99-49.99. The Scam also puts the tenants at the Risk of Eviction for not paying the fees as part of the rent, not simply discontinue the service if it is directly through a provider.

Renters, UNAWARE, in Addition to the monthly Rent will be subject to:

1- Application NON-Refundable Fee $ 200.00

2- Decoration NON-Refundable Fee $ 500.00,

3- Technology Package (cable TV + internet) monthly Fee $ 96.00.

4- Water, Sewer, Trash and “Management Fee” Variable monthly Fee $ 36.00 - $ 80.00.

5- Renters' Liability Insurance Coverage monthly Premium $ 30.00 +

6- Charge for Security Front Door (Break ins are frequent) $ 225.00.

7- Moving out cleaning Charge plus other invented Fees $ 85.00 +++

8- Carpet cleaning / replacement Fee $ 150.00 - $ 600.00

Rent becomes passed due at 6.00pm on the 3rd day of the month. A false legal eviction notice posted on the tenant front door with late fee of $150.00 imposed plus a $15.00 accumulated daily, Never disclosed in the Rental Agreement.

Unreasonable Rent Increase at lease renewal - a 3 day notice to make a decision to accept the rent increase or give 60 day notice to move out - in addition to the monthly charges. Even though; comparable apartments within the complex are offered at much lower rates to lure innocent newcomers into the TRAP.

Avoid falling into the TRAP of Deceptive Business Practices, rent somewhere else.

Jessi Dupre, Your response, is a validation of the facts posted above and admitting that you are running a Scam at Camden Palisades, to extort extra money from the innocent rentals.

The Monopoly Scam of the “Technology Package” cable TV + internet access at $ 96.00 which you are defending, is offered through COX bundle at $ 59.99 with $200.00 rebate - collateral materials are available to show your lies. Contrary to your ignorant belief, NO tenant is happy about it, they say ”it was shoved down their throat” by incompetent management and puts them in jeopardy of eviction. And, it is a violation of the Antitrust Laws.

To enhance the value of your property you charge the tenants for security doors and installation by playing on their fears of getting burglarized, which happen frequently, no security guard on premises and gates are always open. After the tenant moves out, then, turn around and charge a fee to the next rental for the security door, which had been paid for including installation by the previous tenant, Clever Scam – using other peoples' money - adding to the capital value of the property and generate extra income without investing any of your money.

Camden Palisades is basically financed by various fees collected from residents in addition to the rent (Application fee $200,00, Decoration move in fee $500.00, Technology package fee $96.00, Water- sewer-garbage-management fee $80.00, Late fee $150.00 + $15.00 daily after the 3rd, Door fee $225.00, Pet fee $30.00, Insurance fee $30.00, Move out fees up to $1,000.00) without cost to the owners for “Living Excellence”.

Very Sleazy for “Living Excellence” to send e-mails to residents soliciting “nice reviews” of “5 stars” Sugarcoated Lies.

Camden Property Trust - Apartment Conditions Review from Tomball, Texas

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

The worst place I've ever lived I've lived here six months I signed a 15 month lease and I'm already leaving. I have black mold growing in my apartment in numerous places and the apartments will not fix it or even recognize that it is happening.

They won't even fix the leaky roof that is causing the black mold to grow. It has made my children sick and my daughter has developed asthma out of nowhere with no family history of it. Then my daughter got attacked by another residence dog on their property and they won't have anything to do with it.

All they keep doing is demanding their rent I am not paying to you too I am moving out this month I gave a 60 day notice and they're trying to say I never did. Don't ever rent from this place with the black mold growing it will make you sick and with the dogs they have all around here and no one was taking responsibility there's a chance your children might get attacked.

Camden Property Trust - Camden Ashburn Farms - Before you spend over $14,000... - Image 2

If you already live at Camden Ashburn Farms, and are experiencing similar problems, Direct your complaints to Property Manager, Ashley Smith (asmith@***.com). District Manager, Carrie Bolling (cbolling@***.com). Or call the Headquarters in Huston Texas (713) 354-**** and ask for contact information for Richard Key or Bridget Valerie.

• My wife and I were told we would have waived pet deposits, due to my wife’s employment with a government agency that had contracts with Camden. After we bought pets, we received a note on our door saying we need to pay $450 per pet, get rid of our pets, or we could be evicted from the apartment. The Leasing Office’s response? “Oh… well we do waive pet deposits for employees from your company… but this $450 isn’t a deposit. It’s a “fee” and those you have to pay. The difference is, we don’t have to give the ‘fees’ back”. (Don’t worry, it gets SO much worse).

• My wife was an unfortunate victim of sequestration and was laid off from her job. While she was looking, I asked for some leniency on the rent’s due date while we moved some money around. After paying the rent on time for over 6 months, we were told, ‘pay in the next 5 days, or we could be evicted’.

• For the reason I stated above, my wife and I got rid of our credit cards and vowed to pay by check, cash, or debit from then on. While we were waiting for our new checks and debit card, the leasing office refused to take any payment for our rent. (For those who aren’t aware, because we weren’t, this is borderline illegal. By law, if a service has already been rendered (i.e. ‘lodging’) it is illegal for a business to refuse cash as it is ‘legal tender’ and used to settle ‘all debts’.)

o We offered to get a Casher’s Check, however the leasing office once again refused this payment as “the denominations on a cashier’s check aren’t high enough to pay the rent, and we don’t take multiple payment… it said this in your lease.” Ultimately, we were forced to get a money order. Which was more of a hassle and more expensive.

• For an entire month, we received email after email telling us ‘if you don’t get renter’s insurance, we could evict you from the apartment.’(Noticing a pattern in their willingness to help the paying customer, yet?) Trouble was… we DID have renters insurance, and it never lapsed for the entire term of the lease! We sent a total of 4 emails, and even had our insurance company, AGI, fax a copy directly to the leasing office before they updated their files.

• On multiple occasions, I had to emails the leasing office (and even call the headquarters to complain) people illegally trying to enter my apartment without giving 24 hours’ notice. On one occasion, I even found a 48 hour back-dated letter on my door as an attempt to pass for ’24 hours’ notice’. The letter stated someone was going to enter my apartment at 9:00 am the following morning. It was 10:30 at night when this letter was posted.

• Towards the end of our stay, the leasing office sent us a reminder of our commitment to give 60 days’ notice with our intent to vacate the apartment. THAT DAY, both my wife and I sent in our written notice to the leasing office with our intent to vacate and never return. Did the leasing office accept this written notice as they are required to by law? Nope. Why? Because the reminder the leasing office sent was sent on the 59th day, and therefore extend our lease from Nov. 20th to November 28th… (some may notice a problem with that date… the leasing office didn’t).

o My wife and I received an additional email several weeks later, informing us that our lease will be extended again, because the leasing office finally looked at a calendar, and realized November 28th was Thanksgiving. Thus, they would be closed the that day, and the following day as well. We offered to return the keys when they re-opened, but the leasing office felt it a better idea to just charge us for those extra two days.

• November 30th, the final day. You would think there would be no problems, right? Nope. My wife and I receive and email from the leasing office informing us that, once again, someone entered our apartment without giving 24 hours’ notice! This complaint was brought to the property manager’s attention, who’s reply was “it was impractical to do so”. Can anyone out there tell me what is ‘impractical’ about following the law?

Stay at one of the other Camden apartments, if you like. I hear good things about other properties. But that’s not saying much since every other property can use Ashburn Farms as ‘the bad example’.

You are not alone, Camden in general seems to be money hungry. I lived at a Camden in Frederick Maryland.

Camden clearbrook, have had many issues with them. One their management team is horrible. They will all tell you something different. We dealt with the 60 day notice as well, lucky for you they actually reminded you of the 60 day rule.

Ours didn't the only calls we ever got were to renew our lease because it will go up if we don't by a certain date. A lot of places are 30 days so it didn't cross mind specially being that we had family in town during the holiday time thanksgiving when it would have been around the 60 day notice. Instead we ended up giving 51 day notice, what's funny is they told me they don't have anyone lined up to move into our apartment. So in reality it wasn't like the notice time would have made a huge difference.

So they then told us we would be charged for the extra weeks we had to stay to meet the 60 day requirement. I asked what the total would be and was told by two different people an amount, to look at my account a few days later and see that it is now $300 more than the amount they told me. I asked them and they said the amount that they originally gave me was the amount I used to pay for rent, but after that it went up so I have to pay the new amount they charge for rent.

Keep in mind the day I went into to the office to sign papers that we were leaving this horrible place we were still told the price I knew we had to pay. They have no genuine management skills, I'm sick of their excuses on things "they can't change" I will never recommend anyone to live in a Camden.

I am a Camden Post Oak (Houston, TX) resident and I have been trying to resolve an issue with management for two months now and I am getting nowhere! I have been a resident for 8 years through the old management and the new Camden management.

This building has recently declined quickly. The management staff is NOT responsive. I even tried calling their main corporate office and received a run-around.

This place was once great, and soon there will be better options available. I am currently stuck in a lease, but when this lease is up, I will be OUT OF HERE!!!
