I have been trying to apply and pay for an application but each time I get this response after correctly entering my card info.

Your card could not be validated at this time. Is it because I am applying at 9 pm on a Friday night?

I also tried different card with same result. What direction should I go in next?

Poor Service

I filled out an application on 9/16 for a property that still shows available on there site 9/19, to be told me I was denied due to my email being wrong, they never called and asked was this correct, there is no where on there site to correct a error or typo, This had nothing to due with rental history or references, asked for a refund of my 50 dollar app fee to also be denied, because they stated they started the process, lies, the lady I talked to told me the property was already gone and that I was denied due to my email being incorrect. I sent over everything needed and they still keep your app fee money.

This place is a scam to get deposits and deny for no stupid reasons. Bull ***

Marie, We appreciate your feedback, however, we are not going to change our company policy and just bend over because you want to complain. Inaccurate or omitted information is not our issue, it is yours.

It is explained multiple times that if any information provided is considered fraudulent, the application will be denied. The receptionist called you to discuss this with you, while that was happening, the house was rented. Nothing wrong with that. We do not RESERVE properties.

Good luck finding a company that will bend their rules and just allow you to move into their house. We hope you find that soon.

That was a very rude answer. That answer alone would make me turn away from your company

Tackiest and most unprofessional response from a company ever. Just pitiful.

BouvetteProperties

So, let's fill in the missing pieces.... You are straight lying.

The email you put in was your own and you put it as your landlords' email. This is considered fraudulent and we do not allow fraudulent applications. If you go back and read our reviews, you will see, when you provide "your" side of the story, we come back and provide ours. Now, you are an adult.

You can read, I assume, since you completed the rest of the application correctly. So, when the screen came up and said, "Landlords email address", under no circumstances does that mean to put your own email address. Then when the verification was sent, someone completed it and sent it back from your email address. We have no proof it was indeed your landlord.

When you sent it back, it triggered your application for audit. You were asked no less than three times during the application to review the information before submitting it.

So, please be assured, we will not be refunding your application fee, because you submitted an application, we ran credit, criminal background, sex offender, etc. Those cost us money, this would be the reason we charge an application fee, is to cover these cost.

I would of provided the correct email if it stated that, it was stated unclear so I forwarded to my landlord and back to you with no altering you then had the landlords email which you could have emailed your self. In a separate email.

Your company taking people money because I was told the property was gone anyway. And for a company to call a customer a liar furthers shows fault and misleading info.

You just admired that you lied. Your first statement claims your email address was wrong and it had nothing to do with your rental verification.

Now you’re saying, you did in fact give us your email as your landlords. By mistake or not, you did it and then lied about it. If you can get on here and tell your truth, I can get on here and tell the real truth. A deposit was placed on the house, by someone who applied a day before you, so, what’s the issue with that?

Her documents came back in a timely manner and she put a deposit down. No one person is entitled to get a house just because they apply. We investigate each applicant the same, when the reports and verifications come back, they are notified. We do not have control over when they bring a deposit.

Some do it immediately and some wait a few days. If you wait, you could loose the house to another applicant. So, I’m still having trouble understanding how your mistake is our fault?

How does your mistake translate into us being bad? If you go to discover.com and apply for a credit card and put the wrong information, they aren’t going to call you to correct it, they will dentist your application, same as our policies.

Your not discover and have a lot of complaints about your company, also you can go back in on discover and update information. Your company is stealing money from people and already have your homes rented and then give a sorry excuse as to why.

I can not prove I put the wrong email in or not because you can not access the app once submitted. Just a sorry company in general.

This is how your “company” conducts business?? Any sane person who reads any of your posts would RUN from any property you advertise going forward.

Takes advantage of college kids

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

College aged kids just starting out in life submit a work order request to have the A/C fixed because it is summer in Georgia. It was 94 degrees inside the house.

It took them over a week to get it fixed. The response from the property management... "don't sweat the small stuff." They owe no rent, completely paid up. Have never been late on the rent.

The day after it is fixed they are served with a 60 notice to vacate the premises. Property management refused to honor verbal commitments to fix basic broken items in the house.

True slumlords taking advantage of the most vulnerable. Cannot stress enough how people should steer clear of anyone associated with this company.

I have read your review. Considering we do not keep track of what a tenant does for work.

How would we surmise that they are college kids?Secondly, when a report is done correctly, it is dispatched within hours. If the tenant calls, emails or text, that delays them getting service. However, if they follow the lease and put the work order in online, it is dispatched quickly.Lastly, if the owner has stated that they want to approve repairs beforehand, we CAN NOT override that. We can't spend their money without their permission.

So, without identifying yourself other than ProudSeaSnake413, we can't address your issue. I have gone back through all work orders from July 13, 2018-July 19, 2018; we have had no complaints. Furthermore, none of the work orders during that time matches the 60-day notices sent out. So, either part of your story is untrue, or you're missing pieces. You claim you lost $750, how would you have lost $750 by the A/C breaking, sending a work order and the repair being done?

We cover the cost of repairs unless they are due to tenant negligence or willful damage. The only Tenant that I can find that matches anywhere near this that has gotten a 60-day notice, got said 60-day notice for a reason other than a repair. Such as lease violations due to unauthorized people living in the home, continued text to the Independent Agents that placed them in the house. The Agent's place you in the house and then they turn the paperwork over to us, they aren't "employed" by Bouvette Properties. Any promises made between you and the Agent must be in writing.

Any promises made by the owner are not binding by us because again, we can't provide things that we are unaware of.If you are a prospective tenant, please understand we manage 300+ houses and we have a system in place. Something needs repair, you go to the website or call the number and make a work order request. It is emailed to the Maintenance Director and she dispatches as soon as she has all the information. Sometimes we have to email the tenant to ask for clarification.

We would hate for a tenant to report the A/C is out and we send a technician and they find the batteries are dead in the thermostat (Happens weekly). When this happens, yes, you are charged for the repair, usually about $150. It is not our responsibility to send a technician to change light bulbs or batteries.Furthermore, if you follow the lease and pay rent on time, most of the time we will not even be able to place your name, however, we do have about 25 tenants that we know their name by heart, they either have a story every month why their rent is late or they constantly report frivolous (mildew around the tub, mildew on the rubber gasket on the fridge, asking us to clean the carpet because a child spilt Koolaid) repairs. These are the tenant's responsibility, not the landlords. Please feel free to download a copy of the Georgia Tenant Landlord Handbook, it outlines this and more.

Especially the "wear and tear vs.

damage" article. it can be found here https://fitsmallbusiness.com/normal-wear-tear-vs-damage-rental-properties/ and the GA TLH can be found at the following link https://dca.ga.gov/sites/default/files/georgia_landlord-tenant_handbook.pdf

Bouvette Properties - House Rental Review

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

I've rented from Bouvette Properties since 2009. Ive never had a issue with them.

I alway pay my rent and communicate to them if there is going to be a time when im late and there late fees are far. I rent a home not an apartment so if there is repairs i put a order in through email and call in my work order. Since ive rented with them since 2009 the water heater did bust under my house during the snow storm, nothing that the realty company or the landlord could prevent. But since it was in the middle of the night, no brainer, I a single mother, by myself went under the house turned the water off to the water heater, reported the issue and first thing in the morning it was fixed.

I am a good tenant and Bouvettes are good people. This is a decent, honest family owned company.

Maybe some people aren't ready to rent houses they may still need to stay in apartments, because some of these complaints on here are unreasonable, some people will complain about anything..... If your looking to rent from decent people and your not to sure about the craigslist thing, Bouvette Property is great!!!!!

Will not rent from Bouvette Properties

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

Had family check out a home OWNED by BP. Trashed all over.

Kitchen counters severely damaged. Evident CURRENT water leak in ceiling. When asked about when repairs would be done, the answer was no repairs. Property was listed at a very favorable price.

Now I understand previous comments. BP rents cheap and does no repairs to the rentals. In Florida we call them slumlords. I understand wanting them wanting to rent affordably.

But you have an obligation to rent a habitable residence.

No water leaks, no pests, clean, decent shape. You cannot expect flawless at this price point, but you should not be told right off that needed repairs will not be done for any reason at all

We represent many owners. We can't force all owners to do the repairs or cosmetic work that almost every prospective tenant wants.Considering we stay at a 97% occupancy rate, I believe we are doing something right. And considering we have been in business since 1964, again, something is right. Also, the only way you can claim you lost $750 is if you put a deposit down and then lost said deposit for not paying full rent when due. Also, you are judging a company as a whole on the actions of one Independent Agent that is not controlled or monitored by this company, but by the Real Estate Commission.

The website is maintained by an outside vendor. According to their records, they have not had an outage or issue. They checked back and said that the only people who were "blocked" from making payments are those who had bounced a check in the previous 90 days or those that had other account issues. Hopefully, this has been cleared up.

Notice to vacate

I am renting a house from Bouvette Properties, I sent in a maintenance request for my hot water heater, 2 hours later I get an email giving me 60 days to vacate and in the letter it says "I wish you luck finding a home with unlimited hot water" Really???? I owe them NO money my rent is current.

And because of a hot water issue me and my family have to move.

We spent all of our extra money to move into this house. And NO ONE at the office will even return my calls...Anyone have a recommendation.

This is probably the reason you got a 60 day notice. You should control your anger, or maybe attend anger management and then you wouldn't have such a rough life. When you can blame all your problems on others; does it make you feel better?

Which house was it? Because the original complainant never mentioned the house. Oh, that's right, you're a family member or friend?

Nothing was wrong with the water heater. The new tenant has never sent in one request

Horrible Company

I am a homeowner and this company has been ripping

me off since they started managing my house. The cost of their repairs are

outrageous. Don't bother leaving messages, they never return them.

Whether you are a homeowner or potential renter, walk away from them.

I am sure you I can find better companies in town to bring our business to.just waiting until the lease is over, fire them and then simply forget about them. they are so unprofessional, and it's VERY stressful to deal with them. No one knows how to use the phone at office!

Some owners think we should pay for repairs on their property out of our own pocket.

We simply can't do that in order to get the property rent ready.

If the owner had sent money for repairs she would have received the rent, because we would not have had to pay for repairs.
