would also NOT recommend doing business with this company it's been over 5 months they have already marked my original buying price down almost $5000 more than what I was planning on getting from the sale. They don't return phone calls and a poor company to do business with.

My lawyer was handling my property sale and they have taken so long already on the deal and I'm out $200 in lawyer fees for nothing. Never Again would I call this company better off to sell it yourself.

After purchase seen a portion of my note with a promise to purchase the rest of the note and 12 months. No one returns my call been trying for a month now to get them to return my phone calls and purchase the rest of the note.

All payments were paid on time 12 months have passed now working on the 14th month of trying to get down to return my call. Good business relationship and the beginning Hoare relationship to none when the 1st note Al been purchased.

Very disappointed in this company. Do not allow them to buy a portion sell all or do not do business With Boston note.

I had a very good experience with Boston Note. Everyone I dealt with was courteous and respectful, and thorough in knowledge.

Our deal was fair and completed in a timely manner. I would definitely consider them in future sales.

It gets better, a few weeks ago, I get a call from Walter asking me if I am still interested in doing this deal. I say sure lets get it done.

Its now a month later, no update, no phone call, no follow up, no communication. Typical....

I signed a contract with Boston note to purchase my note at an agreed upon price. A month later they renegotiated the price of my note and I signed another contract with them.

To make a long story short, after they tied up my house for 2 months being under contract they were unable to complete the purchase of the note even though they signed a legal contract. I tried calling them, emailing them, exc but they would never respond back to me with an update so finally I gave up. I could have given this company so much business personally and I know alot of investors that would of used their services as well.

My advice to anybody looking to sell a note is to stay far far away from this unprofessional company. Avoid this company at all costs and do business with somebody who appreciates their clients.

I understand they are doing to me right now but here the catcher they ask me for back of my driver lic and two others. I got the the attorney general watching see if the follow through or still people driver lic your only allowed by federal law to ask for them when your closing!

Not truthful on lending practices..

They do not work with all credit types want a score of at least 625 at 625 you can get financed through a bank why bother with bostonote I had tenants that were paying me on time,.. gave all the paper work,..insurance payment warranty deed everything then they turn around and said that the tenants were not credit-worthy I know that their credit isn't that good that's why they were on a lease to own in which they made all payments on time for 8 months straight..

if they would have asked me hows there credit I would have gave them the Answer... Waste of Time..

No one wants notes from deadbeats that don't have a decent credit report. if they default or stop paying, its them who has to go through foreclosure to get their money back. Maybe you need to find better buyers for your notes!

We actually do buy notes with all credit ratings (even as low as cores in the 400's). That being said, if the borrower has poor credit, the note has to have other factors that offset the poor credit, such as great equity or a solid payment history.

Horrible company to do business with. Attempted to complete a transaction with them, and did exactly what they asked and sent them all the information they requested.

I had to call them several times a week to get any update on where we were in the process, and I was told we were well on our way and looking to close within the month. The company continued to drag their feet, and took over three months to do much of anything. Now, they tell me they aren't interested in proceeding with the deal and refused to offer up a genuine apology or take responsibility for the wasting my time and money..

I could have had several other options lined up, but their incompetence was clear. I encourage you to avoid this company at all costs.

We bring Boston Note company plenty of business and if you have a complete payment history, a 625+ FICO on the borrower, a good note with 10% down and 10% interest, you will get top dollar. When you have no payment history except paper receipts, a $50k shack, a 500 Fico borrower, a low interest and low down payment note, no one really wants it.

We did work with the customer above, however we did all that we could to try and buy his loan. We did not charge him a single dollar for any expenses although we ordered an appraisal, title work, credit reports, etc (and will not recover these costs).

Unfortunately the borrowers credit rating dropped below a 500 score which is unacceptable to every note buyer in the country that we know of.

We did apologize that we could not buy his loan and again still tried to make the transaction work even with all the negatives. We have purchased thousands of loans since 1991 and the vast majority of our customers are very happy.

In regards to the complaints posted at this site we have the following. One was from a broker, Lou Ann (she filed two complains one under her name one under anonymous), there was some confusion, but it turned out that she did have a legitimate complaint with us and it has since been resolved and she has been paid in full. We closed the loan with Lillian about a week after she posted that her closing was taking too long (delays can occur in real estate closings that are beyond our control). The third complaint was filed by anonymous in Torrance, CA - we have no record of having a note under agreement where the property is located in Torrance.

Where it was filed anonymously we have no idea who they are and if this is a legitimate complaint. We have many positive reviews from some our thousands of customers posted on other sites.

I would recommend to not do business with these people. They are very unprofessional and lock you into a contract knowing that they are full of garbage.

I recommend going to first national, they are professional and fast. Boston note likes to string you along and never call you and give you excuse after excuse. They just are liars. They say one thing and then do another.

I would never do business with these people.

They kept me on the hook for 6 weeks with zero results. Then they like to act like they are doing you a favor, when in reality you're the one who is giving them the major profit.

They are doing the same thing to me.Can I get out of their contract without paying them? I called first national and their price was 10,00 higher than Boston Note.I think BOSTON NOTE is playing games and I have everything on the line.They do not care I started Sept 22 2014 and still waiting..

Boston Note agreed they owe my money

Back in July 2011 I closed a “Note Deal” with Boston Note, Tyngsboro, MA. they were to pay me $1300.00 finder’s fee. I have attempted to collect these fees for over two years. I even contacted BBB complaint # 879**** that went nowhere. Boston Note is good a fooling people.

In March 2013 I finally filed a complaint with the Attorney General’s Office in Massachusetts (which can be verified by calling 617-727-****). Boston Note agreed they did owe me the money and agreed to make payments. They were to make three payments beginning July, August & September 2013. Here it is the second week of November 2013 (two years) and I have not received anything. I do not live close to Boston so it isn’t good business since for me to travel to take them to Court for the dollars involved.

I do feel it is my duty to inform any individual thinking of doing business with Boston Note Company (a Subsidiary of Anie Publishing Corp) of their deceptive practices.

Boston Note in Tyngsboro, MA.

I worked with Boston Note to close a Note deal in which I was to receive a finders fee. The deal closed on July 29, 2011.

I have yet to receive my finders fee. I have called 12 times and e-mailed the company five times over a period of five months with no satisfaction. The only response I received is I will check into it from both Lance & Walter and never hear back. I called November 3, 2011, spoke with Walter, I explained to him that I would be contacting the BBB.

I filed a complaint with the BBB the outcome, no response from Boston Note. You can check out the complaint with the Better Business Bureau. I called again today 12/15/2011 Lance denied knowing there was a problem even though I have an e-mail from him dated October 2011 stating he would look into it. As of this posting I have yet to be paid.

If I can save one person from getting ripped off from this company, I feel my efforts will not have been in vain. I definitely do not recommend this company if you want to get paid!!!!!

We are not the only ones. If you check out Better Business Bureau you will see more complaints.

File a complaint with the BBB. It won’t do anything but maybe the BBB will get a clue and other people will see it. I wish we could all get together and take a trip to Boston and actually take them to court. Not that I think that will do any good either.

No doubt we would win, but good luck getting the money. You can also contact the Attorney General in Maine (I have) and report them.

Maybe it enough people complain something will be done. Again people please be aware of this company, they don’t pay.

I had the same problem. May 2012.

I sent them a note and it did close. The Title company closed and disbursed funds to them. I should have been paid right away. Walter kept telling me they had not gotten the docs back from the title company and still waiting for the funds.

Lance never did have the decency to answer my emails to him or return my calls. I then called the title company and they had wired all funds to Boston notes account at TD Bank the day after closing. When I called and complained to see why I had not received my commission, Walter called back saying they will now send me my money $1000 per week for next 4 weeks. I have still not received my money.

All these people do is spin lie after lie, make up excuses after excuses and not pay. I don't know how they can get away with this for so long. Definitely do NOT do business with these people!!! They need to be shut down and run out of town.

They are thieves. Do this industry a big favor.

I was about to do business with them by selling them a note but because of your story I'm going to go a different direction and sell my note to a different company. Where there's smoke, there's usually fire and at least someone (me) saw your smoke signal!
