Rent increase
Have been here going on 2 years..came in at a time November that the rent was lower for my unit given time of year.
Got recent new lease renewal....they want to raise my rent 11% monthly to keep up with the going rate of the apartments in community.
Is there a legal amount they can raise up in state of nj a month?
They have several of my units for rent and many have moved..
Theyre saying to me that they cannot tell me if they can negotiate my increase until a later date..by that time, my lease will have been up and I will be forced to pay or move in one day.
Not very happy with the rent increases given the fact that they feel it's necessary to raise me up to fit their agenda

Be very careful when dealing with these people. They WILL steal your money.
Very cunning scam artists. Thieves dirty rotten thieves. Now I have to go to court to sue these pieces of trash for stealing from me. I wonder how many other times they have pulled the same scam successfully.
I wonder if anyone has ever challenged the legality of their scams. Maybe I will be the first and stop their little con game. Maybe I can’t stop it and just have to settle for being another sucker scammed by their underhanded tactics.
DON’T COMPLETE ANYTHING ON THEIR WEBSITE!!! IT’S ALL A SCAM TO STEAL YOUR MONEY!!
Very Sad
After 6 years of residency at Avalon Garden City, I provided the required notice in accordance with my lease, moved out 2 days early, turned in all my keys, and paid $200 fee to have the apartment cleaned. My final bill arrived charging me an additional 1 day's rent ($327.64 Accelerated Rent) since my lease end date stated July 1,2018 versus June 30, 2018.
My overall experience was nothing great but this was insulting.
Freezing fire protection pipes, cracking walls and ceiling indicative of poor construction, unsafe walking areas due to non-functioning lighting did not impress me overall but their insulting/dismissive treatment of residents led me to write this review. The rental market on Long Island is tight but I would definitely look elsewhere if you do not want to feel bad every time you pay your rent for mediocre accommodations and insulting treatment of residents.
Unlegitimate bedbug charges
We lived in Avalon Morrison park SanJose for a Year they increased the rent by 1100$ for lease renewal so we decided to move out. They did the the primary inspection and they informed us that there might be a possible bed bug issue, at the time moving out we asked them to call us when they are doing final inspection so that we can be there physically to see what charges they are putting on us they never did that.
I came to know from my neighbor that they had bed bug issue at their place and Avalon charged them $4500 for treatment which includes precautionary treatment for the neighbors which we never received. But when we are moving they are charging $3525 for bed bug treatment. It’s their fault that they didn’t do the precautionary treatment in our unit and we didn’t see any bugs when we were living there.
When we called customer care and filed the dispute they didn’t give any explanation and closed the disputed saying that all the charges are legitimate. So, be careful when leasing with Avalon I would suggest not to rent with Avalon they just want to rip off your money.
Lawsuits?
My wife and I moved out of an Avalon Community after being there right at a year. They told us that rent was going up an astronomical amount so we decided to leave.
We couldn't find a new place fast enough and were told that to rent our same apartment for a month it would be $4500. Now that we are out they want to charge us upwards of $1300 for "damages". They legally have to repaint the walls and clean the carpets and the deposit should cover that right? Has anyone on here looked into class action lawsuits recently against them?
If not is anyone else wanting to look into it? I am interested to know what others are thinking and what actions have been taken.

BE CAREDUL POTENTIAL RENTERS! They charge you TO MAKE A DECISION regarding the apartment WHEN THEY TAKE OF THE MARKET.
I hold real estate license myself and I NEVER HEARD OFF SOMEONE to take the apartment of the market for 3 days and start charging me! I started signing the document on 7th. The apartment was off the market until 12th and I received a bill for 6 days?! Are you kidding me?
I understand when you keep my deposit and 100$ application fee but since when do you charge for keeping an apartment off the market WHILE GIVING THE POTENTIAL RENTER A DATE TO MAKE A DECISION! The Manager Michael toscano, told me - make a decision until 12. BUT he didn’t tell I have to pay 60$ a day...
So disappointed. I hate sleezy people like that.
They fired me for no reason

Wow I just sent them 6 months of bank statements my PayPal/ cashapp statements too. I was sort of alarmed at the amount of information they ask for but then strangely told me that a person with a voucher never gets rental approvals from Section 8.
So why continue to allow those people to apply. Thanks I’m contacting an attorney ASAP
