I might as well live outside!

Original review Dec 13, 2022
Extremely disappointed with this brand new home I purchased from Ashton Woods. Once these guys get your money and you close then you're screwed. Please don't buy a home from them if you care about the comfort and air quality in your home. When I move into this home I had immediately noticed that the home had a humidity issue and raised the issue with the builder. They sent out the installer for the HVAC, Energy Air Inc., who sent out multiple AC techs who knew very little about what was actually done with the install. Long story short, after a few months I had enough and began hiring other companies to look into the issue. The issue is a small device under our air handler called a Supply Damper which runs to an air duct that leads outside to the homes front door. Periodically this devices opens up and let's raw air into the home in order to meet code. Since these newer homes are built tight, these devices are required to keep proper air flow in your home. The only problem is in Florida, as everyone knows except Ashton Woods; bringing in raw humid air into your home without proper dehumidification is BAD!! I've looked into how other builders handle this issue and they install fresh air ventilation systems that dehumidify the air before bringing it in. The fact that these guys cut corners in this area is criminal in my opinion. I'm looking at all my options right now to get the problem resolved but I just wanted to warn everyone looking at these guys. The fact that these guys even claim to care about your comfort is laughable. This is the cheapest, unhealthy route you can take! Go talk to any HVAC contractors in Florida that install fresh air ventilation systems and ask them about this setup. SAD! This isn't the only issue I've had with either. My lawns still a mess. They promised to have it fixed and here we are 6-7 months later and all they've done is pass it off to the HOA even though this issue was there from day 1. Water heater issues, Fire Ant invasions! Go buy a Meritage Home!

We moved in about 3 months ago and took pictures then and reported them. We reported them to both Jeff and Bob. Jeff told us to wait and send in the information because he said it was standard to find more and more discrepancies as we stayed in the house. I would be remiss to note that many of the issues we covered in the blue tape inspection were not fixed. The house also was never cleaned thoroughly before moving in, someone had even used the toilet and left it as a housewarming gift for us. As upsetting as that was, we figured the warranty department could help us out, so we decided to utilize them. We called them about our paint issues. I need to preface this with some background. My dad and uncle both owned home contracting companies. My Dad has built whole subdivisions, so I grew up around this kind of work. Imagine my chagrin when I was basically chastised by the home warranty team and especially Israel Delgado. They gaslit me on multiple occasions and made talked down to me as well. They said that the walls were primed and that the paint would still allow stuff to bleed through. This of course is a falsehood. A good wall should be primed first and then painted over. If you put a good layer of paint on there (am not saying slather it on) it will look good and not rub off at the slightest touch which is what is going on at our house. I explicitly told them the paint issue was systemic. I can rub my walls and the paint just falls off. There are spots that were never even painted at all. The paint isn't the only issue. There are spots where my texture and tape and bed are incorrect, wavy, or cracked. My hinges are not put on correctly, and some of my doors have different spacing at the top and bottom. The light in my bathroom was hung crooked. The light switch/plug face plates are crooked or covered in paint. Outside I have missing paint, anchors left in my brick, and my windows are covered in paint because the painters did not put painter's tape over while painting (or if they did, they didn't do it well). Also my tile grout was never sealed and so when I went to mop it, it became slightly discolored. I would like my new house to look and feel new. A house is a sizable investment that you want to keep for a long time. The experience I have had with Ashton Woods is comparable to buying a new car and it is scratched or dented and the dealer tells you that is just the way it is. Baffling right? I am tired of trying to get Ashton Woods to make it right. I am tired of trying to explain why and being told it can't be helped or I do not know better. It is a matter of principle. Ashton Woods sold me a house, we paid for the house. We want our money's worth as well as good quality craftsmanship. Also the warranty manager Brad came by. He basically told us they no longer prime the walls because they used latex-based paint. He said you cannot clean these walls you have to repaint if they ever get dirty. As for the door paint coming of, he stated because they are hollow core doors the paint will come off with the slightest touch. So to reiterate you can't clean the walls and you can't touch the doors.

Multiple Warranty Requests; Customer Service

Last week, lightning struck our house and it fried some of my appliances and electrical components. I tried calling Ashton Woods for customer service, but every number I called was not answered or returned; only voicemail. How is it possible to call that many numbers and no one answers. It seems as if the answering service is designed to not be answered! Anyway, after I tried the breaker boxes, there was a 24 hour number I had to call multiple times to get someone to answer. Ive been in this house for nine months and customer service for Ashton Woods sucks!! I STILL HAVE NOT RECEIVED SERVICE FOR MULTIPLE WARRANTY REQUESTS THAT I SENT OVER 6 MONTHS AGO FOR MY UNEVEN BACKYARD, AND MY ONE YEAR WARRANTY EXPIRES DEC 29 2021!!! EVERY TIME IT RAINS, THE WATER JUST PILES UP IN MY BACKYARD AND THE PEOPLE WHO STAY BEHIND ME, THEIR WATER DRAINS INTO MY BACKYARD AND IT TURNS INTO A SWAMP FOR ABOUT TWO WEEKS AND THE GRASS CAN NOT BE CUT!!! No one has yet to give me an update or status of my warranty request over six months ago. Im pretty sure I wont get a status update now; this email will probably go un-noticed too; I wonder what will happen IF MY MORTGAGE GOES UN-NOTICED FOR ABOUT 6 MONTHS!!! Next year, I will be moving on to a different home and I will not recommend Ashton Woods to anyone. It seems as if Ashton Woods dont give a *** and I dont either.

Lightening strikes are not a manufacturing defect. The back yard might not also be considered part of teh Warranty. Does your warranty cover acts of god then you are out of luck on the appliances.
