I contacted this company to inspect a house I was thinking of buying. I used this inspection to determine what I offered as it was a private sale.

Unfortunately, the inspector missed several very large and costly items that would have changed my offer. The very large front window was found to be cracked and leaking, neither of which he noticed; cost to repair about $2400. I was told that windows of this type are notorious for these problems. The garden tub also leaks and cannot be repaired due to the age; just to remove it is almost $900, much less replace it.

He filled the tub but never bothered to touch the water stain on the ceiling below to determine if it was wet (homeowners mentioned a previous spillage but no leak). Replacement would cost about $3500. Another window was rotted and falling apart, and the ceiling of the garage had damage above the overhead door which he missed; entire ceiling has to be patched and painted. This last items is a safety item.

The dishwasher AND garbage disposal were both leaking and there was standing water beneath the kitchen sink, which he also did not check and cost me about $200 to repair. I contacted him and he put me in touch with his insurance company, and after weeks of getting quotes and taking pictures to put together a claim, they discounted every single thing, stating that there are no real standards for home inspections and he doesn't really have to check any of these things.

They also stated that the limit of liability is twice the inspection fee, but when I contacted Tom to see if he would at least reimburse me that, he declined to make good on anything. My question is, why bother have a home inspection?
