I bought a 20 x 76 singlewide with 10 ft ceilings, 2011 Oak Creek manufactured home built in Ft. Worth Texas. What I feel to be a positive; frame structure solid and sheetrock maintaining well. The rest you better be very handy.
VERY SERIOUS CONCERN – AC/HEAT; BLOWER HOUSING HAS A FREASH AIR SUPPLY FROM ROOF THAT IS UNFILTERED AND UNCONDITIONED. ENTIRE SYSTEM CONTAIMITED WITH DIRT, BUGS, AND TRASH. Duct poor design, installation, RETURN AIR SUPPLY to small.
ROOF; Have 5 gallon buckets ready, all roof penetrations need replaced.
INSULATION; is very poor everywhere.
EXTERIOR; Siding not secured to frame with large cracks to allow moisture, No caulking around doors or windows. No sealing of siding, including painting which would allow for deterioration of siding. PLUMBING; no connections were tight. Toilets, septic leakage. Water lines not insulated.
HOME PENATRATIONS; Plumbing and electrical, excessively large accesses holes not sealed.
FLOORS; Carpet, very bad with construction adhesive. Tile, floor finish has large gouges. Floor squeak excessively due to broken lag bolts at frame.
CABINETS; A minor leak and cabinet will be destroyed.
ACCESS DOORS; Not plumb so not weather tight and will not seal.
UNDERBELLY; Damaged.
REPAIRS; Do not let these contractors near your home, they will cause more damage.
CONSTRUCTION TRASH; Area of tub enclosure, hot water heater closet, and wall interiors.
EFFICIENCY; Poor due to drafts caused by poor door seals and poor floor insulation.
WARRANTY; Not worth the paper it is written on.
CORPORATE INTEDERETY; Unresponsive to calls and letters.
Extra precautions needed for a manufactured home;
Access Doors require protection or water will deteriorate threshold.
Gutters required to protect exterior from excessive moisture.
Good drainage for no standing water around or under home.
Electronic Water Alerts for all wet locations.
My SATISFACTION; A couple thousand dollars, many hours of labor, many more hours diagnosing solutions, and you will have a good home.
