Verified Reviewer |Need help asap due to office at my apartments
I live in lymestone ranch in new Smyrna beach fl. The office staff here will not answer the phone.
I have been trying to reach them for 3 days straight during normal business hours. The system to resign the lease didnt work and my rent went up to month to month. Mind you my lease doesnt end until 12/6/2024. I finally talked to someone for 5 mins the first day, and she promised she would talk to the manager and get back with me.
It never happened. Now I have a late fee and my rent is 2600. None of this is my fault and I need it corrected. I have kids and a full time job.
I cannot go in there during business hours. I keep calling and no one will return the call or answer.
Ive left multiple voicemails. I need help and the people at my complex are not doing their part or their job.

My lease was to be renewed 10/17/23. I had a guarantor on my lease for the last year but no longer needed him because I now make enough to be on my own.
I started the process the end of August asking what I needed to do to have my guarantor removed from my lease when I renewed. I was told I needed to bring in my paystubs to show I make enough which I did in early September. I was told by Darnell he would send me a roommate release form to have my guarantor removed. He never did.
I went back to the office in September five times and each time I was there no one that could help me was actually there. Only a really nice new guy who tried to help mw with what he could. He left messages for Darnell and the Brianna (the manager) to return my call. Noone ever did!!!
I work the exact same hours that the office is open during the week so I can normally only get in on Saturdays or the occasional lunchbreak. However, they always seem to be at lunch the same time I go so that didn't work out. The lease they kept sending me in my portal still had my guarantor listed on it and I refused to sign it because of that. I had provided everything as far as income they needed but no one was getting back to me about this so called roommate release form.
I was charged $180 month to month fee prorated in October because they didn't have a signed lease on file. Well duh - if someone would actually get back to me then this would have been taken care of but I refused to sign a lease that has someone on it that shouldn't be listed. They finally got back to me mid October with the roommate release form and it was signed within 30 minutes of receiving it. Not hard at all- its just getting the office staff to do anything is the hard part.
After they got my guarantor removed from my lease I was able to sign my new lease - again super easy when its done the right way! I asked about getting a refund for the month to month charge since its not my fault they can't get back to me - I started the process almost 2 months before my lease expired. I was basically told NO by the manager! I am not OK with this at all.
If they can not do their job then they shouldn't be working there. The only person who was ever there when I came in those 5 extra times was the new guy named Kenny I think.
He has been the only person who has actually tried to help me but his hands are tied on what he could actually do since he was new. I just don't think I should be charged this fee when they had all the info back in September as far as my income and did nothing with that info.

- Walkways smell like dog pee
- Would get parking tickets for parking in said fire zones

Report problem
Yesterday, 09/12/2023, from 8:30 pm to 9:30 pm, the firefighters showed up at my apartment reporting a water leak from the heater that was affecting the lower floors. They came in and checked and informed me that I had to wait for the maintenance team that would arrive in two hours to solve the problem, they never arrived and because of that I lost my work hours since I work from 12:20 am to 11:50 am.
As a result of this, I have not had water in the apartment since yesterday. This morning the condominium maintenance came to inspect and told me that they are going to try to solve the problem but that they cannot give me an exact day or time. Therefore today I won't be able to go to work either because you can't bathe or use the toilet, or even cook, and we don't know when it will be solved. My question is, who answers me for this, who covers my lost hours of work in addition to the difficult situation at home of not having water?
This is an injustice!!
I ask that the damage caused be replaced until the problem is solved. Thank you
Unacceptable living conditions
Do not live here. The tenants do not respect the facilities, property or each other.
There is constantly overflowing trash in all receptacles and all Ive the grounds, glass near and in the pool, broken down cars in the parking lot, routine vehicle break ins, never an answer from the office or from corporate. The absolute worst living conditions I have ever experienced.

Need info from Advenir in mansfield that is now EVolv. I need the details of the amount as I wasn't aware of a judgement.
Illegal fees / bad administration
If I could give this place a negative -10 I would. I have been here for two months and will be breaking my lease soon.
My apartment is full of Roaches and management does not even care, I even offer to leave the apartment for a few days so the issue can be taking care of and I was giving cold shoulders, I have been very patient however the people in the office are not humans therefore they do not understand. For anyone dealing with this same issue you do have rights and can seek a lawyer about this.
I have never written a review in my life but this I had to do. I have lived in brickell and never had this issue.

THE OWNERS OF ADVENIR AT BISCAYNE SHORES APARTMENT COMPLEX ARE LAWYERS AND USE VERY COMPLEX CONTRACT TO HAVE PEOPLE PAY 10 % OF YOUR RENT IN LATE FEE IF THE RENTE DAY PASS 48 HOURS FROM THE 1 OF EACH MONTH, PLUS THEY WILL SEND U 72 HOURS NOTICE OF EVICTION
THEY BUY THIS COMPLEX FROM ALTA MIRA E THEY BEEN REPLACE WORKERS LIKE TOMATOES IN THE SUPER MARKET. NO ONE AGREE TO COMUNIST RULES...
