Not satisfied
I am the realtor representing the buyer and I was present during the inspection. The end verbal inspection report was done while my client the buyer was on a video phone call.
The sellers were present as well.The inspector resumed his inspection with a clear statement that the house had only ''minor details'' to fix and was well maintained. Then we received a written report. The presentation was very confusing, adding legal disclaimers and affirmations to every paragraph so at one point one doesn't know if it is the house described or the legal disclaimer. The list of deficiencies was long and items were declared not operational.
Example: the Jacuzzi tub: not working. The inspector did not fill in the tub enough, so the system did not start. If he had said this at his verbal report we could have shown him. Same wrong affirmation for the pool heater, he said it did not warm up normally, just because he did not wait long enough, for the AV duct work in the attic and for some electric ''deficiencies" .
A day after an AC company and an electrician chosen by the buyers stated that the report was not accurate, about the AC, pool heater, Jacuzzi and electric repairs. My buyers were deeply stressed that's why I asked immediately some professional companies to verify the report.
I would never recommend 5th Avenue Building inspection.

Beware of this inspection company!! They are bad news.
They completely misinform and exaggerate anything they can to cause doubt and kill your home sale. I have proved that they have written a false report with regard to my roof. We had prior wind mitigation reports with pictures showing my roof had wraps and they wrote it had clips amongst other things that were incorrectly stated. report attached.
We had our sprinkler system piping replaced recently and added sprinkler heads and they stated it was old and at the end of it's life...they state that the lifespan of a clay/concrete roof lifespan is 22 years when it's probably 25-30 years they blow everything out of proportion they killed my sale. Do not use this company and if someone wants to use them refuse them access.

Verified ReviewerInspector gave a glowing report of the Condo; yet presented a written report that not only contradicted his oral report, but indicated a cost of approximately $7K of repairs because of safety issues.
Inspector gave contradictory statements about the condition of the condo, which we were purchasing:
1.He gave a glowing oral presentation of condo's condition, yet his written report contradicted the actual condition of the unit.
2.He indicated the building was built in 1977, but the advertised online condo indicated the building was built in 1981.
3.When questioned about his oral report and was shown defects[e.g.an inoperative glass top stove with a nickel-sized hole; and an inoperative toilet with rusty,decaying inner parts held together by foil] he tried to rationalize what he had previously said.
4.His written report included over $25K estimated repairs and replacements primarily because of safety issues; yet his oral report said everything is in excellent working condition..
5.We complained to the owner and the inspector after receiving these contradictory reports and requested return of the inspection fee; however, the owner would not allow us to verbally discuss our dissatisfaction.
6.We voided the contract with the sellers .

5th Avenue was hired by the buyers of our home to complete an inspection prior to the sale of the home. To quote another reviewer, "this company is a deal killer!" The inspector spent under two hours in our home, and returned a report that made our $1 million dollar waterfront home sound like it was falling down around our ears, panicked our buyers, and is in the process of tanking our sale, all for false or exaggerated findings, several of with he was not qualified to make.
The worst of these is that, even though he is not a state certified termite inspector, the inspection report states that the inspector found termites in the home, and that the home "will require some type of treatment." We immediately hired a state certified termite inspector who came out, completed a thorough inspection, and declared the home termite free. Despite the state issued certificate, which we had to pay for, the damage was already done from the buyers perspective. The wording in the report was not only irresponsible, but also false and, conveniently, did not include any pictures to verify his claim of termites. Less significant, but still damaging, the report stated that the home exterior, which is pre-colored stucco, needed to be painted, the pool had a leak (the water level was low due to the drought conditions we are currently facing, a simple hose in the pool fixed the "leak"!) and a statement that the sea wall was "compromised" - a claim that was found to be false by two independent dock construction specialists.
This inspection was irresponsible, unethical, and costly! I will never allow this company on any property that I own again, and I highly recommend that if your buyer chooses this company, make sure that you are home, and save your sale by hiring your own inspector ahead of time to undo the train wreck that they are going to create!

Mariano Hurtado came from this company to inspect a family members home. This guy is a total fraud.
He made up things to fill the inspection report. He did not know basic things related to home inspection. What he wrote up as an "improper type of outlet" was actually the input connection to a backup generator.
He submitted a long report filled with nonsense "findings" which made no sense to anyone versed in basic home construction knowledge. Please do not waste your time with this phony inspector and sham company.

Do not waste your time with these guys. They send out random people who have no experience with inspections.
They make up things just to fill up the inspection report, and often miss things that are actually important.
Most of these inspectors have no real credentials and these 5th avenue clowns are right there at the bottom of the pile. They are simply horrible.

5th ave try to push a whole list of contractors to use,clearly they are getting some kick back.

I dealt with 5th Ave Building Inspectors after I had a disastrous situation from a leak and flood and mold and contamination and cross-contamination due to a contractor that did not know what he was doing. I was referred to them to help me with this.
I will be eternally grateful to Joey Caballero for all the professionalism he showed during this debacle. He has a very wide base of knowledge about EVERYTHING to do with your home and especially mold but not limited to mold. He handled the entire problem and did all the testing. He made sure the air test was clean and was very fair to me with the charges because of what I had been through.
He is a wonderful person. I have now retained him for the next problem with the ducts and this inspection.
I trust them implicitly and recommend them highly. I tell all my friends in Wellington how fabulous they are.

I amend. It is very unwise to walk a deal over minor stuff.
I have seen people with a low IQ make good decisions and people with high IQ make poor decisions. I guess people buying homes are immune from Darwin rules.
If the inspector was negligent you could sue him. That is very hard to do.
Inspectors usually write objective opinion based reports backed up with photos. The problem the seller faces is in learning how to negotiate the sale. The seller should hire another inspector with a reputation tougher than Joey to represent the home for what it is; a used house. The inspector is not after the seller; he is just trying to make a living by explaining observations to a buyer.
If the buyer is a negotiating shark or the home is over priced those are not the inspectors problems. Crying over the whirlpool access cover is ***. Only an *** would not buy a home for a missing cover.
It is not an important item. A 30,000 tile roof is however a problem.
Just review the report again
Report by useless inspector Tom,claims that in guest bathroom,there is no accesses to Jacuzzi
motor and plumbing.

This is a response to the false and defamatory communication recently distributed by unidentified pissed homeowner.
Let's set the record straight….yes! We inspected a house in Wellington, FL that has a 20+ years old tile roof with numerous evidence of prior tile and leak repairs (average life of a tile roof in South Florida is 20-25 yrs). In addition we found numerous areas that have evidence of active leakage on the perimeter overhang and black stains and active fungus on the plywood at several areas in the attic including stains inside the dwelling. We described the facts and of course the prospective buyer wants to back out of the deal unless the contract is renegotiated to take the roof into account. Our client the "buyer" asks us how much it will cost to replace the roof and we calculated it would cost approximately $40,000.
As far as his comments about kick backs maybe that is the way they do business in his neck of the woods…But we don't, we supply our customers with a maintenance booklet including a list of contractors, insurance agents, attorneys and other resources to help our out of town clients. We don't get involved on the repairs or get any consideration for any work; we do it so client can get estimates and bids from reputable contractors.
We must be doing something right since we have 4 full time home inspectors that are very busy and we get 50% of our work from past clients and the other 50% from professional realtors and attorneys that want their clients to get a thorough and unbiased inspection.
