Using Low VA rates they bought my loan 3 times first you need a fix then you need a arm currently in a arm I'm a 360 customer with on time payments 7,800 closing cost most their charging is redundant and they never gave me my disabled VET credit and being a customer I can tell you their difficult changed policy number without informing me it was *** to even make my payment had a fire and had property that was a hazard for myself grand kids dogs and neighbors held onto my money to the last minute took months even to begin the tear down and stole 400 dollars from me when it was all done .

Bad thing with 360 mortgage
I am firstly a disabled veteran with an existing V.A. loan on my home in Oregon.
Last year a broker contacted me who then worked for 360 mortgage in Austin Texas and promised me on account of my good credit she could re-fi my house and drop my rate down. She hooked me up with 360 at a reduced rate, the loan went through, and most everything was handled pretty well. Since then this past year I have made all my payments on time raising my credit score to well over 760. This year I am doing another re-fi, reducing my rate even further.
My new broker ran it through 360 who agreed to pick up the new loan. The application was papered in and they took it. Everything was going smoothly until they decided to throw an appraisal surprise at me for the tidy sum of $650.00 for a drive-by photo when they already were aware I had more than 28K equity on my house. My payments were supposed to be deferred for two months.
They never AFTER TAKING MY MONEY UP FRONT got the appraisal done, now getting late into this month of July 2017, my broker contacted them and 360 stated the appraisal would not take place until the next month in August, forcing my to send the July pymt. in with a late fee. They fool around taking their time to get things done I already paid for then this, and today, harassment mail from 360 demanding more money! I got them on the phone and chewed some serious booty giving those idiots a piece of my mind for unprofessionalism and lack of concern, and I am a good borrower with a high credit score.
My broker is fuming mad at them as well for the appraisal demand with no results. I highly recommend that no one ever looks to this lame company for a home loan. They are idiots and snotty, and very profoundly unprofessional.
They did refund that appraisal money to me. The worst mortgage lender I have ever witnessed in my live....TAKE MY ADVICE AND STAY FAR AWAY FROM THESE RIP-OFF ARTISTS.

Escrow Shortage
New loan transferred to 360 mtg, and prior to this no problems with the lender, and now the third mortgage payment I see an additional $249.00 added to the monthly payment. The only explanation given is "Escrow Shortage".
No prior notice, no email to the effect they can not add.. nothing! 360 mtg does not have a quality customer service reputation, to say the least.
Therefore, if you have a choice do not go with 360 Mortgage. They do not keep their clients up to date or even try to keep them informed, just add to the bottom line an amount without explanation, or even an email before alerting their client of addional fees to be added the following month...

- No follow-up

Out of the blue a $200 dollar increase!
About March of 2016, I was excepted for a new VA financing program which brought my Mortgage down from about $855 to $645. I was so grateful and feeling "big time" blessed.
Out of the blue without prior notice I went on line to pay my monthly note and discovered it had jumped to $845.
The helpful employee who took my call stated that after looking into it, his position was- 360 Mortgage had contacted my County assessors office and between the additional taxes and 360's mortgage calculations, the increase was warranted. At this time the County Assessors Office denies any such increase on a house built in 1944, two bedroom, no improvement in this rural 4,000+ population town in the middle of the Mojave desert.
360 Mortgage Insurance Review
It is been a nightmare trying to get my mortgage insurance removed with 360 mortgage company. Eventually, I had to have a reappraisal of my house.
My loan to value now qualifies to have the mortgage insurance removed; however, the bank still has not removed my mortgage insurance. I hope to get this resolved.
Escrow error
This mortgage company took money out of my escrow account in October and paid the wrong insurance company. The insurance company said they never received payment.
After multiple phone calls, the mortgage company told me they sent the check to the wrong address and they would send the money to the correct address. When my escrow analysis arrived a few weeks ago, I noticed that there was an error. After many more phone calls, I was told that the check had originally been sent to the wrong insurance company (not just the wrong address) and the money would not be put back into my escrow accounty until the wrong company returned the money to the mortgage company.
I was told that the mortgage company didn't have the money to put into my account to correct their error. I spoke to several "supervisiors" who refused to help.

I am confused. It reads as if you are combining mortgage company and insurance company into a single unit ; if so, please explain how this works to those of us who maintain separate entities for each.
How could you have missed a change in account number (presumably when you refinanced) ?
Endangering the list of innocents you have provided is the responsibility of whomever owned the subject property and is contingent upon the cause of the incident, not the mortgage or insurance companies. Not to be disrespectful to a veteran of our brave and powerful military, but perhaps you should have someone you trust help you out with life's documentation issues ; it gets worse all the time but must be attended.
