After 11 years, the stone siding is cracking terribly, air vent inside a coset by the door, wood floors cracking and wearing away, windows broke, and a siding on my home was put on even though it is the wrong color. More serious though, the ground the home and homes in the community have been built on is very poor. The dirt is so soft and I believe is the reason for the cracking in the walls... Read more

Be sure you inspect your home before the final inspection. They do not return after 1 year. Nail Pops, baseboard that separates from wall on stairs to second floor. Air vent in MBR has been broken since install. Found it after the 1 year had passed. And pay attention to size of the garage, length and width. We bought Ryan homes townhouse, end unit. Facing both sides of our property. Others walk on our land, and making it a walk through to the other side of the street.Dogs deficating on our lawn, which is right next to the common area. Bought a Ryan townhome and within the year, had so many nail pops in it that it required 9 hours of work by two professionals to fill the holes and fix the imperfections that were left in the wall when painting was completed. My sister & her husband purchased a Ryan home that was built in 2010. Some of the siding was missing on the side of the house. They had an inspection done on the house & the inspector found stated that the siding was not secured probably by the builders. They called Ryan homes & told them what the inspector said, and they would not replace the siding. They had to pay $350 to have them... Read more

Ryan homes have beautiful floor plans that draws potential buyers to purchase their homes but this company fails miserably to deliver quality work. There are many builders to chose from, If you are considering building a Ryan home think again, there are no builder incentives for closing cost its best if you use your own lender and do not deal with NVR. The builder uses the most least expensive products. If you accidently touch a wall you will smudge the paint and if you take a damp cloth to wipe it you will find yourself rubbing the paint... Sales person will sell you a dream and then you will find yourself in a financial and emotional nightmare. They will ask for a "Good Faith" down payment of $10,000 and then promise from the time foundation is set it will be 6-8 weeks and you will be in your new home. Cheap materials, unsupervised construction, mistake cover ups, crappy service, terrible sub contractors...And that was all in the first 10 months. I do not feel safe in this home. Its all about getting as many homes built as fast as you can at Ryan Homes.. NO matter the consequences. Ryan prays that they get past their "1 year" warranty. I currently live in Hall Station in Bowie (Mitchelvill MD). I've been in my house for under 2 years and here is a list of items that fail..
