I have had Provident for 7 years, and they are excellent. I had a mortgage and then refi in 2021 two mortgages. I pay my insurance and taxes separately. Solid company and had the best rates. I'm writing this review b/c I came across this website and thought others should know.

I tried to refinance and they dropped the ball.I sent in my paper work as told, but they decided to close my application a week early.I called and was told I was late with all of my documents even though I still had a week left.Most of what they do is postmarked mail only not online.They have been a pain in the you know what to deal with.No email info from them, zero!Stay away!

Terrible Customer Service

I am 20 year client with nearly 800 FICO and plenty of equity . Tried to do refi with them. Terrible process capped with this "myloanzone.com" POS site for completing the application. Mortgage rep Kurt Miller and Nicholas Blair do not respond to request. Miller cannot even clean his VM box. I am going somewhere else. Provident is obviously not interested in my remaining a client for another 7-10 years Just know that if I rate categories a "1" below it is because I cannot give it a negative number.

I am very unhappy with the refinance process

I am your faithful mortgagee for many years. My loan number is 183005****. Please look up my payment record. I am paying you on time, even at the present Covid-19 crisis. Why would you demand that I set up a withdrawal schedule from my IRA account, because my income is not high enough for refinancing? If I have a good credit score and I have been paying you on times for many years, does it show that I have enough income? Would you please note even if you deny my refinancing, you still are my mortgagor. You cannot cancel my mortgage because of my low income. BTW, I am not complaining your analyst, Pamela Talbott. She has been most helpful. Wai Wong

Mortgage Application

I am a current customer looking to purchase a new home. The service is nothing like it used to be a couple of years ago when I got my current mortgage with them. I applied for a mortgage with Provident. When I got within 2 weeks of our rate lock expiring they changed the loan contingencies. Each time I met the contingency they added an additional contingency until the rate lock expired. So I wasted money on an appraisal. They do not return phone calls and do not respond to emails. Stay away from them. You will be wasting your time and money.

Weeks of calls and e-mails went unanswered on a simple refinance... until, as if by magic rates have "increased quite a bit"... then they have time to reply. Avoid these people like the plague they are.

Unnecessary Late Charge

On June 28, 2019 I wrote 5 checks (we have check duplicates) from our account, including our mortgage payment to Provident Funding (Provident), and all checks were dated July 01, 2019. We have been customers with Provident since Feb.

2013 and never had a late payment or late fee applied. On July 17, 2019, almost 3 weeks after mailing our mortgage payment, I received an email from provident stating our payment had posted on July 17, 2019 and was received late by one (1) day. I attempted to talk to provident twice and explained what had transpired, and that I had duplicate checks to prove what I was stating, plus we were never late in the past. Provident refused to consider what I told them.

I then filed a BBB Complaint and included copies of the 5 duplicate checks I mailed the same day on June 28, 2019 and a copy of our Checking account statement of Checks paid and when they were paid. It showed the only late payment was Provident and no checks were taken out of order. Again, Provident refused to believe that the US Post Office might be the cause of the problem. I also now filed a Complaint with the Consumer Financial Protection Bureau.

If I made the mistake I would take responsibility and pay the late fee, but that simply is not the case. To date provident has refused to accept the truth and the factual evidence and documentation I have sent.

This is all over $35.61, and it is unbelievable that a Company, Provident Funding would treat a loyal customer in such a manner, and I will never do business with such an untrusting and inconsiderate Company like Provident Funding again. I have excellent credit and score well above 750, and will not have my good name and credit tarnished by such a Company.

I received a response to my request for a detailed explanation from Provident for returning my overpayment to escrow and increasing my mortgage principal to cover the cost of the increase. The response was the case was resolved and closed informing me that it is company policy and a legal requirement to return overpayment funds at the end of the year.

There was no mention of the increase to my mortgage principal. So, I rejected the resolution and again requested a detailed explanation as to why at the end of the year without notification my purposely paid overage to escrow was returned and a negative balance applied towards payment of the property taxes and my Mortgage Principal was increased. Since, I paid the full amount of the property tax increase upon notification of the change, there should have been no return for overpayment and no negative balance shown under property taxes on my Annual Tax and Interest Statement with an increase to my outstanding Mortgage Principal on Form 1098.

In addition the 1098 was backdated on item 2, which is in a different font type and appears to be added-on from everything else on the form. Does anyone know if this is legal?

I have been a long time customer of Provident Funding, but first experienced a problem when I refinanced in 2010. I was pressured to give them an estimate of my home's value. So, I used an amount a neighbor with the same plan, but with no updates or maintenance performed. My assumption was that my house should at the very least be worth what that house had been appraised. The appraiser Provident selected used the property tax estimate to value my home. I have only refinanced the property twice since purchasing in 1997. Both times to lower the interest rate only. The problem with Provident is that they refused to give me the guaranteed interest rate because the appraiser they selected appraised the house at the property tax assessors value for property taxes. At the time of the appraisal, the Appraiser asked me what I needed to qualify for the loan and I did not understand that I needed to qualify for the estimated amount given, so I told him nothing; as I had no concerns about qualifying. So, it could be my fault for the appraisal. I had no idea that I needed the house to appraise at the estimate that Provident insisted I provide. Now, I know to run when a lender asks me to give an estimated value for my home. Back in 2018, I was required to pay $500 for the appraisal before it was even scheduled. Although upset by the treatment that I had received, I wanted to lower my interest rate and I did not want to start over with a new lender; and I was cautioned by Provident that a new appraiser would not contradict a previous assessment. Therefore, I was forced to pay the points to get the promised interest rate. The interest rate was the only purpose for the refinance. Now in 2019, I downloaded my 2018 Annual Tax and Interest Statement to see my Mortgage has been increased and negative numbers applied to my principal. I was aware property taxes were increased and I made extra payments into the escrow account, only to have Provident send me a check. Now, I see they have applied a negative number on the annual statement to both the property taxes and the principal, both of which increased the mortgage loan amount. I was not notified or aware of this action. I have requested an explanation and have a case number for this recent matter. The fact that Provident did not make any attempts to notify me in advance is disturbing. I have not been happy with Provident since my refinance in 2010.

****ZERO STARS****This company needs to rot in *** where it belongs, PROVIDENT FUNDING is such a piece of greedy *** that could give two flying "f"'s about their good paying longtime customers. Please, for the love of GOD, do NOT start a loan with PROVIDENT FUNDING ever. If you have always paid on time and were never late making a payment for years and then one day you are late due to a weather related USPS delay, they will hit you with a $45 late fee. No, they do not care about you and no matter how many times you contact them at customer service and explain your situation, they will not reverse the late fee. Nothing will be resolved at customer service and they will hang up on you numerous times(RUDE!). Also, they will ruin your credit score over one small late payment, just look at all of the numerous negative reviews of this company online. Too bad I did not look at all of the negative reviews before I opened up a loan with them, all I can do now is warn everyone to stay away from this company and save yourself. I will have to refinance with a different company because of the horrible way I was treated over one late payment beyond my control. Shame on this company and all of the employees that work for this toilet bowl of a company.

Wife entered wrong amount on the check first time that happened , claim was that check arrived late . Was told by the agent grace period would happen only if they make a mistake in they’re side, never been late in payment , they would not wave late fee and when politely asked , very rude and inconsiderate, Defjninitely if I have to go with a mortgage co I would NOT choose them again

Make a payment

My name is Wojciech Durkalec and I can not make an on-line payment to my home Mortgage account that I have with Provident Funding. I have tried to make this payment on three devices,my two laptops, an i-mac, dell - windows platform and on my i-phone. When I have tried I get an error message which states:

My wife and I mailed our checks on-time to Provident to pay the mortgage. The checks were received about 2 weeks before the due date. Around a week later, Provident sent one of the checks back because the amount was not written on the check although the numerical amount was printed on the check. My wife wrote-in the amount of the check and we mailed it back to Provident. The company did not credit the amount until after the due date. The company then charged us a late fee. My wife called Provident to see if they would waive the fee. She explained to 2 company representatives that the payment would have been on-time if Provident had not taken so much time to return the check and to credit the payment. The representatives told her it was not the company's fault and they refused to waive the late fee of $95.

If you switch your bank account using the auto pay in order to make a timely payment, beware, that they might attempt to withdraw from your old account that you had already closed. Then charge you a processing fee. Even if you receive acknowledgement that you have successfully switched your auto pay option online, it doesn't mean anything apparently. * In our experience, this wasn't a late payment and the change was made days before the payment was going to be deducted. And about 12 days before the payment had to be made. Customer service was less than understanding. We have limited interaction with our mortgage company due to the fact that we have always made timely payments.

Provident Funding Lies

After provident funding bought out my loan from a mortgage company with him I had no problems for years, my first automatic payment was missing a number in the account. Payment was sent on time but it was sent back to me.

One would think that they could look at the name and address from where the payment was sent and rectify matters. After spending hours on the phone with them and realizing what happened, I was told that my late fee would be waived. Months later, I received a notice that I still have a late fee.

When I call and waste more time talking to them, they tell me that they decided to not approve the waving of the late fee. They have zero customer service.

Again, this is very typical of how Provident Funding values their customers. I do not know how other Mortgage Lenders treat their customers, but Provident Funding seems to have a great deal of complaints.

I have had a mortgage with Provident for many years and after all this time, I still have nothing positive to offer about this company. After this last issue, I am seriously considering refinancing with another lender.
